Rent Smarter: Cities Where Side Hustles Make the Biggest Difference

As household budgets tighten, side hustles have emerged as an essential source of additional income for many Canadians. According to a Vistaprint study, their after-tax average yearly income increased by $15,430, which averages to $1,285.85 monthly. With wages lagging behind inflation, these supplemental earnings have shifted from a convenience to a necessity.

The numbers tell a compelling story. According to Statistics Canada’s report, 1.5 million Canadians were engaged in gig work by late 2022. For most, these roles serve as a way to fill financial gaps rather than being their primary source of income. The trend is accelerating: a March 2024 study by H&R Block reported a 13% rise in side hustle income in the past two years. Today, nearly 28% of Canadians, or approximately nine million people, are participating in gig work, with another 12% considering joining the gig economy.

The financial strain underpinning this rise is unmistakable: seven out of ten gig workers report that rising costs are making necessities increasingly unaffordable. Additionally, 74% of side hustle earners juggle these roles alongside full-time jobs to stay financially afloat.

With an average side hustle income of $1,285.85, one question comes to mind: how far can this extra cash stretch when it comes to rent? Perhaps even more important, where can it make the most significant difference in Canada? Based on the average one-bedroom and two-bedroom rent prices from Rentals.ca January 2025, Zoocasa analyzed how these supplemental earnings measure up against average rental costs in cities nationwide.

Ontario: Where Big Cities Meet Big Costs

Ontario’s rental market is as varied as the side gigs many residents rely on to make ends meet. In Toronto, where the average rent is $2,719 monthly, typical side hustle earnings cover only 47.3% of housing costs. Venturing beyond the city core to areas like Mississauga, North York, and Etobicoke offers a slight improvement, with the average side gig income covering approximately 51% of monthly rent.

Mid-sized cities like Burlington (55%) and Brampton (58%) strike a more favorable balance between affordability and accessibility, making them attractive options for renters looking to stretch their side hustle income further. Smaller cities, however, provide the best value. In Kitchener  (63%), Oshawa (64%), and St. Catharines (71%), renters can allocate a more significant portion of their side hustle income toward housing.

Living Well for Less in Western Canada

Alberta’s rental markets are among the most cost-effective in Canada, particularly for individuals relying on side gig income to supplement their housing expenses. In Calgary, side hustle earnings account for 72.6% of the $1,770 average monthly rent, providing an excellent balance of affordability and access to urban amenities. Edmonton offers even greater value, with side hustle income covering 86% of the $1,492 average rent.

Meanwhile, renters can cover 89% of Lethbridge’s $1,448 average monthly rent. This affordability allows residents to allocate more funds toward savings, investments, or discretionary spending, enhancing financial flexibility.

Saskatchewan also presents compelling options for cost-conscious renters. In Regina, side hustle income exceeds the $1,300 monthly rent by $485, making it an exemplary market for those seeking affordability without compromising quality of life. These insights emphasize the Prairie provinces as prime regions for maximizing housing affordability and financial sustainability.

Stretching Your Side Hustle Dollars 

Winnipeg stands out as one of the most affordable cities in Canada for renters, offering exceptional value for those looking to stretch their budget. With an average rent of just $1,480, it ranks among the country’s most cost-effective options. Side hustle income covers the entire rent and leaves an extra $200 for savings, utilities, or personal spending. 

British Columbia’s breathtaking scenery and vibrant urban centers have a hefty price tag. In Vancouver, side hustle income covers just 43.3% of the $2,971 average rent, reflecting the premium of living in one of the country’s most desirable cities. Burnaby offers slightly more breathing room at 47%, while Victoria strikes a better balance with 53% coverage of its $2,428 rent. Meanwhile, someone earning the average side hustle income in Kelowna could cover 61% of monthly rent. In contrast, the same amount would cover 66% in Nanaimo.

Where Side Hustles Can Help Cover a Majority of the Rent 

For renters looking to balance affordability and lifestyle, there’s a sweet spot in cities where side hustle income covers 60% to 70% of the average rent. In Ontario, cities like Barrie, Kitchener, Oshawa, Niagara Falls, Kingston, Brantford, and Hamilton offer this balance, making them ideal for stretching side gig earnings. British Columbia also boasts two strong contenders, Kelowna and Nanaimo, which combine scenic surroundings with financial accessibility. 

Meanwhile, Quebec adds Gatineau, Montreal, and Laval to the list, offering a mix of affordability and vibrant city living. These cities provide a middle ground, making them attractive for renters who want to make their side hustle dollars go further without compromising quality of life.

Making Your Side Hustle Count

No matter where you live, side hustle income can make a tangible difference in housing affordability. Even a slight financial boost can make a meaningful difference in high-cost cities like Vancouver. Every dollar counts when managing expenses; even supplementing 42% of your rent income can make daily life more manageable. At the same time, it can cover rent entirely and leave room for other priorities in more affordable locations like Lethbridge or Winnipeg. Whether you’re looking to save, invest, or simply breathe a little easier each month, side hustles provide a financial cushion that’s becoming increasingly vital in today’s economy.
