How to Host a Memorable Fall Open House

Autumn is a great time to both buy and sell, and the different season offers a great time to change up home staging tactics you might use in the spring or summer. Here’s how to host a memorable fall open house.  

Use Fall Scents

When preparing for an open house, it’s essential to set a cozy vibe without overwhelming visitors, especially those with scent sensitivities. Choose subtle options like lighting a mild fall-scented candle, using a wall-outlet air freshener, or lightly spritzing fabric refresher on the furniture. If you have time before a day of back-to-back showings, a simmer pot with seasonal ingredients on the stove can fill the space with a warm, inviting scent that won’t overpower the senses.

Do Repairs, Maintenance, Etc

Ensure your home is in excellent condition before opening your doors to potential buyers. In addition to doing seasonal maintenance chores like gutter cleaning and heating system inspections, take care of any essential repairs. This is the time to complete any fall landscaping projects on your list. Make sure everything is tidy and in good shape, rake the leaves, and clear away any debris. A well-kept house shows potential buyers that it is well-maintained and has been given thought and care.

Lighting

The lighting in your real estate photos might be equally as critical as it is at an open house. To create the ideal environment, make sure all external lighting is functioning correctly and use a combination of lamps and ceiling lights. Don’t go overboard with scented candles or similar items–some viewers may be allergic to the smell. To be safe, consider using electric candles or other low-maintenance lighting options that can add a warm glow to your home without frightening away potential buyers.

Amp Up Curb Appeal

Set the mood with a festive fall wreath and doormat as soon as potential buyers approach. It’s a simple approach to give the front entry some color and flair, which looks fantastic from the curb. Consider utilizing seasonal elements to adorn your front door, such as gourds or pumpkins, potted mums, and vibrant wreaths, without going overboard with the fall décor. If you don’t already have one, add a fresh welcome mat, and make sure the paint on your front door is in good condition.

Warmth and Texture 

Include materials with textures in your decor, such as knitted fabrics, faux fur, and wool. Throw pillows and area rugs made from these fabrics can make a room feel more inviting and cozy. Consider covering couches and chairs with fluffy blankets for ultimate warmth. They not only give the design some texture and warmth, but they also help prospective buyers picture themselves living there.

Fall Decor 

Cozy decor makes your house feel more like home to potential buyers, which is one of the lovely things about having an open house with a fall theme. Consider using more understated elements rather than relying too heavily on overt fall themes like scarecrows and falling leaves everywhere. Go for more fashionable fall hues like light peaches and warm honey tones, or embrace bold reds, deep oranges, and earthy browns. Use these colors in your wall art, pillows, and table settings if you’d rather not paint the walls. Cozy touches can also be added to the dining table with a well-chosen fall centerpiece.

Open the Windows

It’s the best time of year to open the windows and let in the fresh, pure air. Opening the doors and windows can also draw attention to attractions, such as a beautiful view or outdoor living area.
