If you’re tired of renting and dreaming of owning your own home, you’re not alone.  With housing prices on the rise, it can feel like an impossible feat, but don’t give up hope just yet. There are still ways to make homeownership a reality, so here are 8 tips to help you afford buying a home in America.

Save for a Down Payment:

The more money you can put down upfront, the lower your monthly mortgage payments will be. Aim for a down payment of at least 20% of the home’s purchase price. If that seems unattainable, consider alternative options like FHA loans or VA loans that require lower down payments.

Improve Your Credit Score:

Your credit score impacts your ability to receive  approval for a mortgage and also the interest rate you’ll receive. Before applying for a mortgage, ensure your credit score is around 760 and if not, you should take the necessary steps to improve it. Paying off debt and making sure all your payments are on time will all add to a better credit score.

Shop Around for the Best Mortgage Rates:

Don’t settle for the first mortgage offer you receive. Shop around and compare rates from multiple lenders to find the best deal. Even a slightly lower interest rate can save you thousands of dollars over the life of the loan.

Consider a Fixer-Upper:

Homes that need a little more love are often priced lower than move-in ready homes. You will gain a serious competitive advantage if you’re handy or willing to put in some sweat equity. A fixer-upper could be a great option for saving money on the purchase price and a great investment opportunity in the future.

Look Outside of High-Cost Areas:

Homes in popular cities and neighborhoods often come with a high price tag. Consider expanding your search to less expensive areas that are still within commuting distance to work or other amenities.

Get Pre-Approved for a Mortgage:

Before you start house hunting, get pre-approved for a mortgage through a reputable bank. This will give you a better idea of what you can afford and it also makes you look credible from the sellers point of view.

Don’t Forget About Closing Costs:

Closing costs can add up to several thousand dollars, so make sure you budget for them when planning to buy a home. Ask your lender for an estimate of these costs early on in the process. Budgeting overall, is very key in closing your property and ensuring that all costs are planned out before the proper contract is met.

Consider a Roommate or Rental Income:

If you’re struggling to afford a mortgage on your own, consider renting out a room or part of your home to offset the costs. This can also be a great option for homeowners looking to pay off their mortgage faster.

Owning your dream home is closer than you think and following these strategic steps will only bring you closer to that goal. With patience, planning and dedication, you’ll soon be on the welcome mat of your very own property.

With the fall market just around the corner, now is the time to start preparing. Give us a call today to speak to a real estate agent in your area to learn more about the conditions in your local area. We’re here to help!
