From $350K to $1.8M: How Home Prices Compare Across All 8 Ivy League College Towns

Not only does the Ivy League build careers, but it also creates some of the most competitive housing markets in the country. The neighborhoods around Harvard, Yale, Princeton, Columbia, Penn, Brown, Dartmouth, and Cornell are home to some of the most expensive real estate in the US. Home prices near Ivy League schools reflect more than strong demand.

Here’s a closer look at what it actually costs to live near each Ivy in 2026. 

Harvard University – Cambridge, MA

Cambridge remains the most expensive housing market tied to any Ivy League school. Around Harvard Yard, median sale prices climbed to about $1.8 million in early 2026. Buyers are paying close to $993 per square foot, making even entry-level properties extraordinarily expensive.

Average monthly rents reached $3,394 as of May 2026, and demand for affordable housing remained so high that waitlists neared 10,000 applicants. 

Cambridge introduced one of the most significant zoning changes in the country in February 2025. Single-family-only zoning was eliminated citywide, allowing denser residential development in nearly every neighborhood. The city estimates the reform could generate more than 4,800 housing units over 15 years, compared with only 350 under previous zoning rules.

Even with major zoning reform, housing prices near Harvard may remain high. Historic preservation protections still limit what can be built, and the area continues to attract wealthy buyers.

Princeton University – Princeton, NJ

Princeton is one of the most exclusive small towns in the Northeast. The median sale price in Princeton Borough reached around $1.2 million in late 2025, though prices were lower across the larger area. 

Princeton’s housing story is shaped by court-driven and state-driven affordability rules under the Mount Laurel Doctrine and the updated 2024 Fair Housing Act (New Jersey). Together, these policies set Princeton’s target at 276 affordable units for 2025 to 2035, later adjusted to 229, with plans for 249 units to provide a buffer.


For buyers, prices are expected to stay strong, but increased construction could expand the number of lower-priced homes over time.

Yale University – New Haven, CT

At a citywide level, New Haven remains relatively affordable, with average home values around the low $320,000s, but there are large differences between neighborhoods.

In New Haven’s East Rock neighborhood, home to many Yale academics and students, the median single-family price sits near $725,000. Recent sales have pushed past $800,000, reflecting strong demand and limited supply.

In 2021, Yale University agreed to increase its voluntary payments to New Haven to about $135 million over six years, partly replacing the property tax revenue the city cannot collect on Yale’s tax‑exempt academic properties. These payments flow into the city’s general fund and help pay for services like schools, public safety, and infrastructure, which can modestly ease pressure on regular taxpayers but do not resolve all of New Haven’s financial challenges. The agreement runs through 2026, and Mayor Justin Elicker is now seeking a higher contribution from Yale.

Brown University – College Hill, Providence, RI

With its Federal-era architecture and brick-lined streets, College Hill stands out as one of the most scenic Ivy League neighborhoods. 

Median sale prices are estimated in the high $700,000s to mid-$800,000s, well above Providence’s overall median of around $400,000. Homes in the area tend to move fast. 

On College Hill, the biggest investment focus is multi-family housing. Three- and four-unit buildings are highly sought after because they perform well as student rentals under local zoning rules. The tradeoff is that many of these properties are costly to maintain, especially in a market with a rental vacancy rate of about 16.6% in this census area.

Columbia University – Morningside Heights, NY

Around Columbia University, Morningside Heights has a median sale price of  $840,000, but this understates true pricing pressure. The median declined due to a shift in sales mix toward smaller units, while price per square foot remained elevated at about $1,410.

Under the city’s 1961 zoning code, most of the neighborhood is R8, which permits taller buildings and the transfer of institutional air rights. As a result, luxury high-rises have risen above older housing stock, while rents climbed 34% from 2010 to 2018.

North of campus in Manhattanville, where Columbia is building a 17-acre extension, median home prices are about $380,000.

University of Pennsylvania – University City, Philadelphia

Compared to other Ivy League enclaves, Penn’s neighborhood in University City is significantly more affordable. Median sale prices are typically in the $375,000 to $485,000 range, with prices even lower nearby in Mantua and Powelton Village. 

The affordability comes with tradeoffs. University City has seen more than $5 billion in development over the past 10 years, driven by student housing and life science expansion. In the process, many older multi-unit buildings have been converted or replaced.

In response, the city introduced the Affordable Housing Preservation Overlay District. It mandates that new projects in protected areas include 20% affordable units targeted to households earning up to 40% of the Area Median Income.

Dartmouth College – Hanover, NH

The Hanover housing market is extremely small, meaning even a few luxury sales can move the median by a large amount. The average home value is $972,057, up 4.5% year over year, with luxury-driven listing prices still exceeding $1.27 million during periods of low inventory.

To reduce strain on Hanover’s housing market, Dartmouth has expanded its on-campus housing strategy. Following a 2022 zoning change that enabled denser development on West Wheelock Street, the college bought four nearby properties for $23.5M in 2024 and is planning to add 1,000 beds overall, aiming for 90% of students to live on campus.

Cornell University – Ithaca, NY

Among Ivy League markets, Ithaca remains the most affordable overall. The citywide median home price is roughly $350,000, with median values around $353,500 in 2024, reflecting a long-term increase of nearly 76% since 2011.

Development is tightly controlled. Around Cornell University, East Hill and University Hill are subject to historic preservation oversight, which requires formal approval for most construction changes and sometimes delays new projects.

Ithaca is one of the few Ivy League areas where single-family homeownership is still achievable on a regular income.

What Do Home Prices Near Ivy League Schools Actually Cost?

In most Ivy League cities, living within walking distance of Harvard, Yale, Princeton, or Brown comes with a seven-figure price tag in the best-located neighborhoods. Penn is the exception on the affordability side, while Cornell and Dartmouth are more rural markets, and Ithaca offers the most attainable entry point.

At this point, home prices near Ivy League schools still reflect long-standing pressures, including scarce supply, high-income demand, and steady growth driven by major institutions expanding over time.
