Looking for a home to rent? It can be a challenge to find the perfect condo unit, townhome or house, especially in Canada’s most competitive rental markets. But locating a great rental that fits your budget, location and lifestyle needs is now easier than ever, with the ability to look for rentals on Zoocasa’s real estate search tool. With just the click of a button, you can find rentals in your current or desired neighbourhood, with MLS listings across Canada. Plus, intuitive filters let you narrow down units within your preferred price range, home type, size – even by school district!

You can use Zoocasa’s rental search tool to browse by:

  • Location
  • Number of beds and bathrooms
  • Home type (detached, semi-detached, townhouses, and condos)
  • Nearby schools
  • Price range

How to Use the Zoocasa Rental Search Tool

1 – Select the Rental option from the homepage header, or toggle to it within Zoocasa’s search tool.

2 – Use the dropdown filters to specify the type of rental home type, size, price range, and number of beds and bathrooms.

3 – Click on a rental listing for more information, including high-quality photos, neighbourhood and demographics information, and amenities.

4 – Like what you see? Fill out the contact form, and one of Zoocasa’s qualified real estate agents will be in touch with your shortly.

Working with a real estate agent to find a rental

Did you know: You’re not alone in your rental home search! Just like you would when searching for a home to purchase, you can partner with a real estate agent to help find prospective rental properties for you, view them, navigate the qualifiation process, and help negotiate your lease. An agent from Zoocasa’s real estate agent team is standing by to help you find the perfect rental – simply fill in the contact form when you spot a property you’d like to see, and an agent will be in touch. Usually, working with a real estate agent to find a rental is free – the agent’s commission is paid by the landlord listing the rental.

Tips for getting ahead in the rental market

Want to stand out from the pack in a crowded rental market? Follow these tips for being the perfect prospective tenant:

Prepare your paperwork ahead of time: When you’re checking out a new rental, time is of the essence – and that means you’ll need to be organized to instantly make a move when you find a place you like. Line up all of your income, credit and employment verification documents before you start your rental search, and make it as easy as possible for your prospective landlord with references ready and willing to be contacted.

Have a solid employment record:  While it sometimes can’t be avoided, try not to look for a new rental in between jobs if you don’t have to. Stable employment and guarantee of income are main considerations for landlords, who want to be sure you’ll be able to cover the monthly rent. If you are self-employed or just starting a new position, offering to pay more rent or a larger deposit can help offer them peace of mind.

Clean up your credit: Having a great credit score can make or break your rental application. If you can, contact your credit bureau before looking for a rental to know your score, and whether or not there are any red flags you can address ahead of time, such as missed bill payments or old debts.
