You may have heard a real estate agent refer to a house as having good bones. This typically means a home might need some cosmetic upgrades, but the most important components of the house are in great shape. These components would include windows and doors, a solid roof, and an upgraded HVAC system. 

The state of the furnace and air conditioner are high on the list of importance for most buyers. If your HVAC system is dated, inefficient or in disrepair, consider replacing it. Buyers are interested in energy efficiency

Energy efficiency is becoming increasingly important to buyers. Not only are we more environmentally conscious as a society, less energy use means less energy cost. Everyone wants to save money. For example, in Canadian cities, we rely heavily on our furnace during the winter and heating bills can sky-rocket if the furnace is not running efficiently. In the hot summer months, you can spend a fortune on cooling costs if your air conditioner needs repair or replacing. 

No one wants to run high heating and cooling bills due to an inefficient HVAC system. If you want to gain a competitive edge on the real estate market, a furnace and/or air conditioning replacement could be worth the investment. 

Are you the buyer? If you’re looking at buying a house that needs a furnace or AC replacement and the seller isn’t interested in paying for it, it doesn’t mean you should scratch that house off your list. Replacing the HVAC system once you move in could be worth the investment in long-term energy savings, especially if the rest of the house checks everything off your list. That means they want a property that requires minimal upgrades and repairs. No one wants to move into a house and then spend thousands of dollars on necessary upgrades to make it work for them. 

The HVAC system is a major part of what makes a home move-in-ready. Because it’s considered one of the main components of a home, having a new or well-maintained furnace and air conditioner will be a huge selling point for you. It’s part of the home’s bones, so to speak. As a buyer, a few small repairs or painting the odd room isn’t that big of a deal. Replacing an entire HVAC system is. 

Have your HVAC system inspected by a professional HVAC company

If you’re not sure if your furnace and AC needs repair or replacement, have it inspected by a local professional, such as HVAC contractors in Calgary. They’ll give your HVAC system a multi-point inspection and a tune up. During the inspection, they will check for safety issues and make suggestions for repairs or a replacement if required. Having the paperwork to show that the HVAC system has been reviewed by a professional, can also be an asset when selling your home in a competitive market. You’ll be able to show potential buyers that the furnace has been maintained and is running at peak efficiency.
