Why virtual home tours are an effective tool in the real estate industry

During the pandemic, agents in the real estate industry began using virtual home tours for a significant amount of showings, especially during strict social distancing orders. The pandemic was a huge event that caused many people to move from their current living situations, working conditions, and much more. This blog post will cover all the reasons why virtual tours are such an effective tool for Ontario real estate agents.

What are Virtual Tours?

A virtual tour can include a wide range of different ideas and processes. For example, your home tour could include an interactive floor plan which can be viewed on-demand online by potential buyers. Or, your virtual home tour could be you hosting an online open house event where you tour your home virtually to a group of interested buyers. Another idea to keep things more personal is to video call your client to walk them through the home and conduct a virtual tour that way. 

Agents can still show houses during social distancing restrictions.

Virtual home tours allow real estate agents to continue working during the pandemic in a way that keeps them and their clients safe, while still being able to show them potential properties. We all know how important it is for everyone to continue following health protocols and social distancing restrictions. At the same time, it’s important for those buying homes to be able to tour potential properties while staying safe. 

Buying a home can be one of the biggest financial decisions in many peoples’ lives, so it is difficult to make that type of decision without being able to see the home in person. Virtual tours are acting as the best middle ground to keep both real estate agents safe and their clients happy during the pandemic. 

COVID patients can participate in virtual tours. 

Individuals who have contracted COVID, or are currently patients, can also be active participants during the home buying process due to this access to virtual home tours while they recover. Not only that, but those who are more at risk or unable to get their COVID vaccination due to medical or other reasons, can also safely participate in touring homes virtually while staying safe at home. 

Offering virtual home tours makes buying homes a lot more accessible to large groups of the population who have been affected by COVID. 

People with physical disabilities can have more accessibility to home tours.

Similar to the benefit above, those with physical disabilities might find it difficult to have to travel back and forth to different houses. In addition to that, many homes might not be as accessible for individuals who need ramps, railings or wide walkways or hallways in order to maneuver through them. 

In this way, virtual home tours can be a great way to make touring properties a lot more accessible compared to hosting physical open houses. 

People who are currently travelling can participate in virtual tours. 

Another benefit to hosting virtual home tours is the fact that those who are currently travelling or are away from work are able to tour the homes in the areas in which they want to live. Virtual home tours make viewing properties incredibly convenient if you are travelling for work, or for leisure. 

Virtual home tours offer your clients from all over the globe a chance to participate and reduce the time needed to physically view the property. So, no matter where you are you can always access virtual home tours for the properties that you are interested in. 

Virtual reality has already helped transform many industries, including the real estate industry. If you are a real estate agent, you should definitely consider implementing virtual tours for your properties so you can reap the benefits and use them to expand your clientele.
