Can’t Afford Cannon Beach? Here’s Where Your $700K Actually Goes on the Oregon Coast

For years, Cannon Beach has been a dream destination on the North Oregon Coast, but affordability has become a growing challenge. In 2026, Oregon Coast homes under $700,000 are increasingly hard to find, and most are condos instead of the detached beach cottages many buyers hope to own. Buyers looking for better value are turning to nearby Seaside and Manzanita, where move-in-ready homes under $700K are still available. While each town offers a different lifestyle, both provide a more affordable way to enjoy Oregon’s coastline.

Cannon Beach Is Correcting–Just Not at the Price Point Buyers Need

Cannon Beach home prices are still high in 2026, even as the market begins to adjust. The biggest correction is taking place among luxury properties, while affordable homes remain difficult to find. Zillow reported an average home value of $932,323 in June 2026, up 2.5% from the previous year. Median sale prices have ranged from roughly $845,000 to $1.2 million, depending on the mix of homes sold. Those fluctuations are common in a small luxury market where a limited number of sales can have a large impact on overall pricing.

What That Means For a Buyer With a Budget of $700K

Detached single-family homes in Cannon Beach are extremely rare at that price. Most listings below the threshold are small condominiums, and they often sell quickly because supply is so limited. Zoocasa has previously reported that the town’s median household income is about $69,375, far below what is typically needed to afford a median-priced home. That gap shows that Cannon Beach is driven largely by second-home buyers and higher-income purchasers from outside the area, rather than local incomes.

Short-Term Rental Rules

The city’s short-term rental rules are some of the strictest on the coast. Most new owners can only get a 14-day permit, which means they can rent their property once every 14 consecutive days. That works out to about 26 bookings a year. If you are planning to use rental income to help cover your mortgage or other costs, it is important to check the latest rules with the city before buying.

Seaside: The Practical Alternative, With Room to Spare

Compared with Cannon Beach, Seaside offers more value for buyers. Typical home values sit at $473,583, down 1.7% year over year, while median sale prices have recently ranged from about $440,000 to $525,000. Although asking prices remain somewhat higher, a $700,000 budget still places buyers in a strong competitive position. Rather than settling for limited inventory, buyers can often afford well-located homes close to the waterfront and downtown amenities.

For buyers looking to generate rental income, Seaside offers fewer restrictions than Cannon Beach. Each owner can obtain one short-term rental business license, and the city does not limit the total number of licenses. Properties must meet off-street parking requirements, including a minimum of two spaces, plus one additional space for each bedroom beyond two. Since zoning and density rules still affect which homes qualify, buyers should confirm a property’s eligibility with the planning department before purchasing.

Manzanita: The Quiet Alternative With a Longer Road to Rental Income

Manzanita offers many of the qualities buyers love about Cannon Beach, including walkable streets and easy beach access, but at a lower price point. The town has fewer than 700 year-round residents, and its limited inventory usually ranges from about $650,000 to more than $900,000. Buyers with a budget of $700,000 can still find attractive homes, although the most dramatic ocean views are typically reserved for properties priced above $1 million. Many homes in this range instead offer partial views and are just a short walk from the beach and village center.

Unlike Seaside, Manzanita places tighter limits on short-term rentals. The city caps licenses in the R2, R3, and SR-R residential zones, where demand currently exceeds available permits. With 13 applicants already on the waitlist and no estimated timeline for new licenses, buyers should consider zoning carefully before making a purchase. Homes located in the R4, C-1, and LC zones are exempt from these restrictions. 

What It Costs to Carry a $700K Coastal Home

The mortgage market has shifted into a more favourable position compared with the rate environment of 2023. The average 30-year fixed mortgage rate declined from the mid-7% range and reached as low as 6.01% earlier in 2026. As of July 23, 2026, Freddie Mac reported the average rate at 6.58%. While this represents improved affordability for buyers, rates remain influenced by factors outside local housing markets, including global economic uncertainty and energy prices. Buyers should treat mortgage rates as a moving target and secure updated financing information when they are ready to act.

A buyer purchasing a $700,000 home with a 20% down payment would finance approximately $560,000. At current mortgage rates, the estimated monthly principal and interest payment falls between $3,550 and $3,600 before accounting for taxes, insurance, and other ownership costs. 

Property taxes remain one of the more affordable aspects of homeownership on the North Oregon Coast. Tillamook County (Manzanita) posts a median effective property tax rate of about 0.57%, while Clatsop County (Seaside and Cannon Beach) maintains similarly low rates that remain well below the national median of roughly 1%.

Which Town Fits Which Buyer

Want rental income with the fewest hoops? 

If earning rental income is part of your plan, Seaside is the easiest market to navigate. The city does not cap the total number of short-term rental licenses, making the process more straightforward than in Cannon Beach or Manzanita.

Want the Cannon Beach feel without the Cannon Beach price? 

Manzanita delivers that experience, but buyers planning to earn rental income should be prepared for a longer licensing process or focus their search on properties in zones that are exempt from the city’s short-term rental cap.

Want to stay out of the rental business entirely and minimize carrying costs? 

Seaside and Manzanita provide a lower-cost ownership structure through their property tax advantages. For buyers comparing long-term expenses, these savings make both communities more attractive alternatives to Cannon Beach’s premium market.

Finding Your Fit Among Oregon Coast Homes Under $700K

Cannon Beach will likely remain the North Oregon Coast’s premier luxury destination, but it is no longer the only option for buyers who want a coastal lifestyle. For those searching for Oregon Coast homes under $700K, Seaside and Manzanita show that owning a beach town home below this price point is still possible, although buyers may need to adjust their expectations. The choice comes down to what matters most: more space, rental potential, quieter surroundings, or proximity to the coast’s most iconic locations.
