Trends in real estate are constantly evolving, driven by advancements in both sustainability and technology. Homes are adapting to meet these emerging demands, and it’s crucial to stay informed about what’s ahead. We’ve curated a selection of features that we expect luxury buyers to prioritize in 2025.

Advanced Technology & Automation

Technology is rapidly becoming an integral part of our daily lives, shaping the future of how we live. Smart technology that allows us to control home settings such as temperature, lighting, and even voice-activated assistants is gaining popularity.

These innovations make it possible to automate adjustments without any effort on our part. By learning our habits, smart systems can find the most optimal settings for our homes, while also improving energy efficiency and helping to reduce electricity costs over time.

While some smart technologies, like virtual assistants, have become relatively affordable, many others will cost an extravagant amount. According to the Home Technology Association’s budgeting tool, a new home technology project for a 2,000-square-foot home, including lighting & shading, security and communications, entertainment, and home controls, can cost anywhere from $124,000 to over $300,000.

Sustainable and Eco-friendly

As concerns about climate change grow, there is a heightened awareness of the need to protect the environment. Innovative solutions focused on sustainability and eco-conscious living are becoming increasingly popular in homes. Features like solar panels, energy-efficient appliances, and reusable materials are now essential in modern construction.

Here are a few examples:

  • Solar Panels: Typically installed on the roof, solar panels capture sunlight during the day and store energy to power your home at night.
  • Rainwater Harvesting Systems: These systems collect and store rainwater, which can be used for landscaping or other non-potable purposes, after proper filtration if needed.
  • Smart Thermostats: Designed to optimize energy use, smart thermostats adjust your home’s temperature based on your schedule and preferences, helping to reduce energy consumption.
  • LED Lighting: These bulbs consume less energy and have a longer lifespan, making them both cost-effective and environmentally friendly.
  • Electric Car Charging Stations: An integrated charging station in your home encourages the use of electric vehicles, reducing your carbon footprint while offering added convenience.

Personalized and High-Quality Design

Uniqueness is often defined by personal perspective, and for many luxury buyers, custom and creative furniture is a key aspect of their homes. Whether it’s through distinctive colors, shapes, or designs, these pieces allow homeowners to express their individuality. This level of creativity not only enhances the aesthetic of a home but also brings the owner’s personality into the space, making it truly their own.

Mansion Global anticipates bespoke furniture to be a key trend in 2025, noting that pieces made from eco-friendly materials will be especially in demand. “Our clients want their homes and their items in them to reflect their tastes and personality, and a trend toward more layered, architecturally interesting, and personalized spaces has increased,” shared Curated Nest co-founder and designer Erin Coren.

Outdoor Living Space

Since the pandemic, outdoor spaces have gained newfound appreciation. Spending time in a backyard offers a chance to relax and enjoy fresh air, providing a much-needed break from our busy, phone-driven lives. Outdoor areas not only promote mental well-being but also offer numerous health benefits. They create the perfect setting for activities like swimming, gardening, or simply unwinding with a good book, helping to reconnect with nature and improve our overall quality of life.

The hottest outdoor trends in 2024, as noted by Architectural Digest’s 2024 Outdoor Forecast, included cold plunge pools, elevated outdoor technology like unfolding TVs, and cabanas with wine fridges.

Given the current trends shaping the world, these are just a few of the features that luxury buyers are increasingly seeking. Many of these elements will continue to influence future design, as they reflect the direction in which our homes and lifestyles are evolving. The shift towards sustainability, technology, and personalization is here to stay, and we can expect these trends to shape the luxury market in the future.
