My house isn’t selling. Will a new roof help?

“My house has been on the market for the past three month. I had a home evaluation done before I put it on the market. I’m getting some visitors but no bid yet. If I would redo my roofing could it help sell the property (the roof still has a life of 8 years to go)?”

Have you listed it with a realtor or are you selling it yourself? The 3 things that influence the traffic to a house and a sale are location, condition and price. My own personal view is not to do anything with the roof. Use the money that it would have cost you and instead lower your asking price a little and see what happens.
