When it comes to selling your home, first impressions are everything. According to the National Association of Realtors (NAR), 92% of real estate agents say sprucing up curb appeal is a top priority when prepping a home for sale. Of course, it’s easy to see why: the exterior of a beautiful home grabs a buyer’s attention before they even step inside.

So, what outdoor upgrades should you focus on? The NAR stands by a few key projects.

3 Budget-Friendly Curb Appeal Upgrades, According to the National Association of Realtors

  • Landscaping Maintenance: A clean, well-maintained yard is a must, with 74% of agents saying it’s a dealmaker.
  • Lawn Care: 53% of agents support keeping the grass green and trimmed (think mowing, fertilizing, and watering).
  • Tree care: Pruning and maintaining trees can give your property a polished look, and 44% of agents highlight its value.

Why Outdoor Living Is More Valuable Than Ever Post-Pandemic

The pandemic has also shifted what buyers want in a home. Outdoor spaces are now more desirable than ever. The NAR report states that a whopping 92% of landscaping pros report a surge in demand for outdoor improvements since COVID-19, and 79% say projects have gotten bigger and bolder. Buyers are all about outdoor spaces: lush lawns, cozy patios, and stunning gardens. Putting some love into your home’s exterior could make your property sell faster and score a better price.

Home Upgrades for the Highest Return on Investment

In an April 2024 press release, Zonda unveiled its highly anticipated 37th annual Cost vs. Value (CVV) report, which ranks the most common home renovation projects by return on investment (ROI) in the U.S.

“When it comes to adding resale value to a home, exterior replacement projects continue to make the most sense,” explained Clay DeKorne, chief editor of Zonda’s Journal of Light Construction. “Discretionary projects like an upscale bathroom or kitchen remodel will feel valuable to those who make the selections but won’t provide nearly as much return to sellers,” he added.

The 2024 report highlights a key takeaway for homeowners: exterior home improvement projects consistently deliver more value than significant interior upgrades, a trend that’s held strong for years.

This year’s top three projects, consistently ranked among the highest in previous reports, deliver exceptional returns: garage door replacement leads with a 194% ROI, steel door replacement at 188%, and manufactured stone veneer at 153%.

The list of top ten riding replacements also shines, with fiberglass siding offering an 88% ROI and vinyl siding delivering 80%, both significantly enhancing a home’s exterior. Deck additions round out the list, with wood decks offering an 83% ROI and composite decks at 68%, catering to the growing demand for functional outdoor spaces.

As the data makes clear, prioritizing exterior upgrades is a smart move for homeowners looking to maximize their return on investment. Whether it’s refreshing siding, maintaining a pristine lawn, or adding a functional outdoor deck, these improvements cater to what today’s buyers want: stylish, low-maintenance exteriors and versatile outdoor spaces. By focusing on these strategic updates, homeowners can make a lasting impression and ensure their property stands out in a competitive market.
