5 Ways to Increase Your Home’s Resale Value

Increasing the resale value of your home involves a combination of strategic improvements and effective presentation. Not only is it nice to make upgrades to your home that make it more comfortable, but it adds more value to the home when you sell it. With just a few simple or more significant upgrades, your home value can increase drastically. Here are some key steps to help you boost your home’s resale value:

Exterior Updates

First impressions are crucial. Here are some ways to enhance the exterior of your home to attract potential buyers: 

  • Improve landscaping by maintaining a well-kept lawn, adding colourful plants, and keeping walkways clean and in good repair. 
  • You can focus on the walkway by adding real stone with outdoor lights to highlight the entrance at night. 
  • Replacing or painting the front door can also attract eyes because it is the focal point of the home. Try to go bold with the colour to make it pop.
  • Glass front doors or rustic with earthy tone doors are the most popular in the market right now, so consider keeping up to date with current design trends. 
  • Update the trim around your home by using wood or paintable cellular PVC gingerbread trim to give your house a clean finish.

Kitchen Updates

The kitchen is a big area that can make or break a home’s value. Here’s what you can do to make your kitchen stand out:

  • If you have a more traditional house, go for a shaker cabinet design using classic colours like creams and whites, but if you are going for a more modern and sleek look, go for melamine cabinets with bolder colours like dark blues, rich reds, or sunny yellows.
  • An oversized pendant or chandelier can make all the difference when adding cool lighting to your home, making the kitchen look more spacious.
  • For countertops, quartz countertops are unique among other materials, increasing your home value. Try contrasting your cabinets with your countertops. If your cabinets are dark grey, go with a lighter countertop and vice versa.

Roofing Updates

Roofing is another major aspect of a home that can complement the exterior. Here are some upgrades to consider:

  • Replace or repair shingles if there are any missing, any are broken and torn, they have curled along their edges, there is moss or if there are leaks from the roof.
  • Metal roofing, though more expensive, looks very sleek and modern but there are other less expensive options like slate roofing, asphalt shingles and clay and concrete tile shingles.
  • If you’re already on the roof, consider adding a skylight which is rare to find and will increase your home value. Skylights provide natural light all day, reduce energy bills and increase the aesthetic of your home.

Window Updates

Updating your windows can be a cheap and easy way to increase the value of your home. Here are some renovations to consider:

  • If you have wood or fibreglass windows, repaint the sills and frames. You can paint them a bright cream or white colour to add to the natural light pouring in or you could match it to the colours of the walls to blend it all in. 
  • If you want to go all in for new windows, the latest trend is to have black windows that are tall and skinny, matching the contemporary look of many modern homes. 
  • If you’re on a tight budget, replacing the entire window might be too expensive. Alternatively, you can replace parts of the window including the screen and the exterior window frames without having to break the bank.

Bathroom Updates

Updating your bathroom may seem like an afterthought, but it is crucial to your overall home value, especially if you only have one or two in the home. Here are some ways to enhance the bathroom:

  • Hang bathroom wallpaper to create a desired aesthetic for the bathroom. You can even do a bold wallpaper design on one of the walls and a connecting colour on the others. 
  • Replace the old lighting in the bathroom with something new and refreshing. Try adding lights with glass accents, a chandelier or other modern designs that fit the vibe. This can make the bathroom seem larger and give it a luxurious feel. 
  • Consider repainting your current vanity a dark, bold colour that will set the tone for the rest of the bathroom. Also try replacing the bathroom mirror with one that has a sleek, modern look. The current trend for bathroom mirrors is to have mirrors with shapes such as oval, round, and asymmetrical.
