5 Simple Ways to Prepare Your Home for Listing Photos (That Sell Fast)

Selling your home, but not sure how to get it photo-ready? First impressions matter, and according to NAR, 48% of surveyed buyers said they expect listing photos to look styled, clean, and neat, like the homes shown on TV. When asked which spaces mattered the most, 37% said the living room was most important, followed by 34% for the primary bedroom, and 23% for the kitchen. 

These numbers highlight just how important presentation is. With a few simple listing photo prep tips, you can make your home look as polished and inviting as the ones on TV. Here are five tips to ensure your home is picture-perfect before it hits the market.

Tip #1: Declutter Your Space

Buyers will notice if something is off in the background, even if the main centerpiece is perfectly staged. Before photographing each room, make sure the visible background is just as spotless as the focal point of the photo. Tidy up bookshelves, wipe down dusty countertops and other surfaces, and remove personal items or decor that distract from the surrounding space. For instance, if you have pets, remove their litter box or food bowls from the frame. Less is more when it comes to taking attractive listing photos, so it’s best to keep things clean and simple.

Tip #2: Lighting

When taking listing photos, ensure each area is well-lit and bright. The best times are often during dusk or on cloudy days when natural light is softer and more balanced. If the room still feels dim, use bright white light bulbs to help enhance the room. While it may seem like a good idea to shoot on sunny days, too much direct sunlight can cause the room to appear washed out on camera, making it harder to capture the true appearance.

Tip #3: Curb Appeal 

When taking photos of the exterior of the home and surroundings, make sure the lawn is mowed, gardens are tidy, and any waste, garbage cans, and toys are removed. Sweep walkways and remove vehicles from the driveway so the full space can be captured. If possible, schedule your photos in the spring, even if you plan to move later in the year, as green grass and vibrant flowers create a more appealing and welcoming look. A well-maintained exterior makes a strong first impression and encourages buyers to want to see more of your home.

Tip #4: Add Simple Props

You don’t want your home to look so empty that it feels sterile. Use props to create a warm, welcoming atmosphere that helps buyers envision living in the space. Each item should enhance the room’s design and highlight its best features, not compete for attention. Thoughtfully chosen touches like fresh flowers, a bowl of fruit on the counter, or a nestled, folded throw blanket can bring colour and life into the space without it feeling cluttered. You can also add simple accents, such as a styled coffee table book or decorative pillows, to add personality while maintaining a sleek and balanced look.

Tip #5: Floors, Carpets, and Walls

Shiny, clean floors make a huge difference in photos. Before photographing, mop, sweep, and vacuum floors to remove stains or dust that might be more visible on camera. Adding can help define the space and help buyers visualize how the room can be used. Be sure to remove or hide cords and chargers to keep the space safe, tidy, and photo-ready. Additionally, polishing floors, regrouting tiles, and repainting walls can give your home an extra polished look that is sure to stand out in photos.
