As the snow has covered the Canadian landscape, many homeowners may be tempted to put off selling their properties until the favoured ’spring market’. The January cold shouldn’t freeze homeowners from selling, as savvy sellers know that January can be an opportune time to make a move in the Canadian real estate market.

While the temptation to hibernate during the winter months is real, active buyers are not fearful of the cold. Many of your neighbours may be considering selling in the famous spring market, but as listings are scarce throughout January, and most of February, this low inventory can work in your favour. Yes, it is true that in January, you won’t have the added bonus of the spring blooms on your side, which can highlight your home in its best light, but it’s possible to paint a beautiful picture for your buyers. Include summer photographs in the marketing package of your home, increase the curb appeal with a lush winter wreath on your front door, turn on the heat prior to showings or if possible, make a fire to add ambiance. Buyers may linger longer if you have some classical music or jazz distant in the background, or have a “favourite list” for buyers to take home. This personal touch of all the places and things you love about the neighbourhood is something that can’t be found on the MLS. 

The Canadian winter offers a unique window of opportunity for sellers in the real estate market. By recognizing and capitalizing on this, homeowners can make a successful move in January, turning the winter chill into warmth and profits. So, why wait for the thaw?
