As Toronto’s skyline densifies and ground-level green space gets scarcer, the rooftop has become the most valuable square footage in a residential building. What used to be a flat slab housing HVAC units is now where developers are spending real money. For buyers, Toronto condos with rooftop pools and elevated amenities aren’t just a nice-to-have anymore. They’re directly tied to resale value and quality of life.

Here are the condo buildings setting the standard across Toronto’s key neighbourhoods, and what makes their rooftops stand out.

Waterfront

Toronto’s waterfront pushes rooftop design to another level. Many buildings feature infinity-edge pools that visually connect the skyline with the lake.

Pier 27

Pier 27 was designed to bring a “penthouse-like” atmosphere to every suite. The rooftop pool overlooks the harbour and gives residents the feeling of floating above the lake, drawing in buyers searching for a more resort-inspired lifestyle downtown.

Aqualina and Aquavista at Bayside

Along Toronto’s waterfront, Aqualina at Bayside and Aquavista at Bayside help define Tridel’s mid-rise Bayside community. Aqualina’s terrace includes landscaped gardens, cabanas, and a pool deck, while Aquavista leans into a Mediterranean-inspired aesthetic with an infinity pool overlooking the inner harbour and Aitken Place Park. Both are part of the highly awarded Waterfront Toronto revitalization effort.

Entertainment District

Toronto’s Entertainment District treats rooftops as part of its nightlife culture. They are designed as private social spaces where entertaining takes priority over casual relaxation.

300 Front Street West

Sitting at the edge of the Entertainment District and King West, 300 Front Street West is one of Toronto’s most recognized resort-style condos, with a 49-storey tower featuring a massive rooftop pool.

The space includes an infinity edge, cabanas, loungers, a hot tub, and BBQ stations. Its strong appeal comes from its walkability to the Rogers Centre and the Financial District.

Bisha Hotel and Residences

Bisha Hotel and Residences blends five-star hospitality with condo living in the heart of downtown. Its rooftop infinity pool offers panoramic skyline views and sits next to a premium bar and restaurant, making it especially popular during sunset hours.

Theatre Park and PJ Condos

Theatre Park and PJ Condos complete the Entertainment District’s residential lineup. Theatre Park stands out for its location next to the Royal Alexandra Theatre, with a south-facing rooftop pool and terrace that overlooks Roy Thomson Hall.

PJ Condos is especially known for combining an outdoor pool and hot tub with co-working spaces and a yoga studio, creating a setup built for the modern work-from-anywhere lifestyle.

King West

In the King West area, rooftops are designed to be both design-forward and biophilic, reflecting the neighbourhood’s strong arts and culture identity.

1 Hotel Toronto

1 Hotel Toronto brings an eco-luxury design approach to King West, located in the building that previously housed the Thompson Hotel. Its rooftop pool is surrounded by greenery, wood finishes, and natural materials, creating a “summer-in-Tulum” atmosphere for residents and hotel guests alike.

Fashion House

Fashion House Condos takes a minimalist design approach in the heart of King West. Its ninth-floor “Skypark” includes a heated infinity pool with private cabanas and lounge seating, extending its use well beyond summer into Toronto’s cooler shoulder seasons.

Yorkville

Yorkville is home to Canada’s most expensive condo market, and its rooftops are designed to reinforce that level of luxury and exclusivity.

1 Yorkville

At 1 Yorkville, luxury living is organized across three dedicated amenity floors, making it one of Toronto’s most amenity-rich buildings.

  • Rooftop entertainment level: outdoor cinema, party lounges with kitchens, multi-media lounge, BBQ dining, and sundeck
  • Fourth-floor spa level: outdoor pool with cabanas, plunge pools, aqua massage, fire pits in the zen garden, and full wellness facilities
  • Fifth-floor fitness level: cross-fit studio, dance studio, yoga rooms, and pilates spaces overlooking the spa below

Midtown

Midtown trades large-scale rooftop features for a more exclusive feel. With lower-density buildings and fewer suites, rooftop spaces are designed for year-round use.

The Whitney on Redpath

The Whitney on Redpath is frequently ranked among Toronto’s best apartment buildings for rooftop pools, largely because of its smaller size. With just 180 suites, the rooftop deck stays noticeably less crowded than those at major downtown developments.

Many residents describe the ability to secure seating on busy weekends as a true luxury. It is also unique in the area for offering a year-round indoor cabana lounge.

Line 5

Line 5 Condos goes in the opposite direction of quiet luxury, emphasizing high-energy community spaces. The rooftop features an outdoor theatre, games areas, and a social club that extends into BBQ and dining lounges.

Where the Skyline Leads Next

The demand for lifestyle-driven real estate continues to rise, and nowhere is this more visible than in Toronto condos with rooftop pools. With developers focused on more immersive rooftop experiences, Toronto’s skyline is evolving into a series of private sky-level clubs, making daily living feel like an ongoing staycation.
