How to Spot a Good Deal in the Real Estate Market: Tips and Strategies

Whether you’re a first-time homebuyer or an experienced investor, finding good deals in the real estate market can be tricky. As the market heats up for spring across Canada, many people are eager to uncover great deals. It can be challenging to get the right property, but creativity can go a long way! To ensure you get the most bang for your buck, here are some tips to help you spot a good deal.

Look at Similar Properties

First and foremost, do your research. Look up any special taxes or fees involved with purchasing properties in specific neighbourhoods – don’t let these costs catch you off guard! Knowing what similar homes have recently sold for will give you an idea of what kind of prices to expect in that area. This can also help you decide if what you’re seeing are fair prices.

Find a Fixer-Upper! 

Pay attention to neglected properties if you’re looking for an excellent real estate deal. Weeds growing tall and newspapers piling up may be signs of a homeowner in distress or an absentee owner who doesn’t think anyone is interested in their property. Be proactive and investigate the situation – you never know what type of deals are waiting! By researching with the local municipal office, you may find yourself talking to someone thrilled to hear from you. Not only could this save them from foreclosure, but it could also give older folks a stream of income to support their retirement.

Use Search Filters

To find deals on our listings page, focus on houses with a total days-on-market count above the market average, relisted properties, fallen sales, and expired listings. Sometimes a listing will pop up multiple times by different brokers, signifying that the owner is eager to sell and may accept lower offers.
