Quartz Condos

Quartz, the latest project by Concord Adex in CityPlace is what I would call a trifecta. They have combined style, function and community with their new 42-storey condo tower future home to about 484 units.

What sets this project apart is the layout of the model suite, which is built around an inner cube – or in plumber terms, a wet wall – this saves space because the bathroom and kitchen and laundry are grouped together in the centre of the unit and require one foot of piping. This concept is not new; European condos and apartments have been designing this for a while. Approximately one quarter of the new suites will have this modern design layout so if too avant-garde for you, rest assured your preferred layout will be accommodated.

Although this layout may appear to waste space, it is in fact a very smart approach to design and similar to corporate office tower design (in which offices revolve around the central core of the electrical and mechanical systems – think elevators and HVAC).

This layout also allows for better light and views as the bathroom and kitchen are in the middle, thus creating a natural flow throughout and maximum living space. There are three finishing packages to chose from: white, black and neutral taupes – all which appeal in their own way.

CityPlace is growing into a thriving community. New roads are being built so there will be no congestion. There is also a Sobey’s and a new pub and more services no doubt will pop up in the area. You are a hop, skip and jump from the waterfront, Liberty Village, King West and the Gardiner, which makes getting out of the city really convenient.

Quartz will house 22,000 square feet of amenity space that will include: a lap pool, sauna and hot tub, theatre, dining room, party room, yoga studio, gym, guest suites, outdoor barbecues and patios and a pet spa! Maintenance fees are reasonable as the common space will be shared with the second tower about to launch.

Suites range in size from 443 square foot studios to 1032 square foot 3 bedrooms, priced from $248,000 to $565,500 (parking and locker are extra). Estimated completion for Quartz is summer of 2014.
