Planning a new-build or renovation is exciting, but it can also be overwhelming. Today’s homeowners are prioritizing systems that improve efficiency and future-proof their living spaces. This new category of practical features is often described as the I Wish I’d Thought of That home upgrades. From a pass-through door connecting your garage to your pantry to a hidden drawer that charges all your devices, these are the new-build features worth putting on your list.

Jump Ahead

  • Costco Door
  • In-Drawer Charging Stations
  • Dumbwaiters and Laundry Chutes
  • Appliance Garages
  • Toe-Kick Drawers
  • Built-In Pet Wash Stations
  • Radiant Heat and Ventilated Storage

The “Costco Door”: A Garage-to-Pantry Pass-Through

If you’ve ever hauled armfuls of bulk groceries through the garage, down a hallway, past the mudroom, and into the kitchen, this one’s for you. The so-called “Costco door” is a pass-through portal that connects an attached garage directly to a kitchen pantry. It’s one of the most practical new-build features gaining traction in residential design, and for good reason: it eliminates one of the most tedious parts of a grocery run.

In-Drawer Charging Stations

Between phones, tablets, earbuds, and smartwatches, most households are managing a small fleet of devices. Cords pile up on countertops while chargers get buried behind the toaster. An in-drawer charging station solves this by moving all of that digital clutter out of sight and into a dedicated drawer.

Modern charging drawers now come equipped with 65W USB-C Power Delivery ports, which means they can charge laptops and tablets at full speed. Most units require a 13-inch minimum drawer width and about 2 inches of clearance behind the drawer box.

In a multi-story home, carrying laundry, groceries, or supplies up and down stairs adds up fast, especially as homeowners age. Modern dumbwaiters and laundry chutes are no longer reserved for estate homes. They’re becoming practical, code-compliant new-build features designed for everyday logistics.

Appliance Garages and Toe-Kick Drawers

Two of the most underappreciated kitchen upgrades focus on space you probably didn’t realize you had.

Appliance Garages

The modern appliance garage has come a long way from the old corner cabinets. Current designs use pocket doors or hydraulic lift-up doors that give you full access to your small appliances without obstructing the workspace around them.

For added safety, some are fitted with a limit switch on the cabinet door that signals a relay that cuts power to internal outlets when the door is closed. This prevents appliances like electric kettles or toasters from accidentally running in an enclosed space.

That 4-inch recessed space at the base of your cabinets? It doesn’t have to be wasted. Toe-kick drawers slide out from below and are perfect for storing flat items like cookie sheets, pizza stones, or seasonal linens.

One particularly clever version is a built-in step-stool drawer, which is a lifesaver in kitchens with stacked upper cabinets that reach the ceiling. Many are designed with “touch-to-open” mechanisms, so you can access them with a tap of your foot.

The High-Performance Mudroom

The mudroom serves as a buffer zone between the outdoors and the rest of your home. The latest new-build features in mudroom design focus on moisture management and pet-specific utility.

Built-In Pet Wash Stations

Integrated dog washing stations are designed to keep mud, salt, and wet-paw prints from making it past the entryway. For small-to-medium pets, a raised basin (12 to 18 inches off the ground) reduces back strain. For larger dogs, floor-level walk-in showers with handheld sprayers are the better option.

Radiant Heat and Ventilated Storage

Radiant floor heating in the mudroom is one of the most commonly cited “I wish I’d thought of that” upgrades. It dries wet boots, melts tracked-in snow, and prevents the buildup of standing water and salt residue. Pair that with ventilated cubbies, and you’ve got a space where damp jackets and gloves actually dry overnight.

The Details That Make a Home Work

At the end of the day, it’s the thoughtful details that turn a house into a highly functional home. Investing in practical new-build features early on ensures your space not only looks great but also works effortlessly for years to come.
