Income properties are a great way to make passive income, but maybe you already own a home with unused space. Have you considered duplexing or creating a legal in-law suite for rental purposes? It’s an exciting project that can provide extra income, but it’s also important to understand the process and what is required. Here’s what you need to know about duplexing or creating an in-law suite in your home.

Background Check

Before you begin, it’s essential to check your local zoning laws and regulations. You may need permits or special permission from your city before making any changes. Check the specific requirements necessary to create an in-law suite or duplex on your property. You will first need to determine if this zoning is permissible under your local zoning laws. Some cities have restrictions on how many people can occupy one dwelling unit, so it’s essential to check with the local zoning board before making plans.

Consider Your Finances

Many homeowners opt for a home equity loan or line of credit to fund this type of project, since it often has lower interest rates than personal loans or other financing options. It’s worth noting that these types of loans may require collateral like your home, so consider your options before making a decision. Whether you’ve been saving for this exciting project or will re-invest your equity for a loan, make sure your budget has some wiggle room in case you hit unexpected obstacles.

Prepare Your Home

Once you have all the necessary paperwork, the next step is ensuring your home is ready for the changes. Preparing your house will likely involve renovations, such as adding walls and doors, plumbing and electrical work. Depending on the project’s scope, you may want to hire professionals for these tasks.

You should also consider how much space will be needed for each unit and plan accordingly. Try to keep common areas like laundry rooms and storage spaces separate, so each unit has a private place. Don’t forget about parking! Determine whether you need additional parking spaces for tenants or visitors.

Finally, ensure that both units meet all safety standards and codes before renting them out. Install smoke detectors and carbon monoxide detectors in both units and ensure that all appliances are up-to-date and functioning correctly.
