Top Canadian Beaches Where People Actually Live 

Wasaga Beach, Ontario

Located along Georgian Bay, Wasaga Beach is the world’s longest freshwater beach. It’s 14 km of sandy shoreline draws vacationers in the summer, but the town also supports a large permanent population.

With a population of 24,862, the community offers a mix of cottages, modern homes, and new developments. Real estate prices typically range from $500,000 to $900,000, depending on proximity to the beach.

Tofino, British Columbia

Tofino is a rugged West Coast paradise known for its surf culture and dramatic landscapes.  While it is remote — tucked away on Vancouver Island — its beauty makes it one of the best beaches in Canada.

Tofino’s population of just 2,516 adds to its small-town charm and to the competition in its real estate market. Waterfront homes are especially coveted and often priced above $2.5 million.  Short-term rentals can also be a smart investment for part-time residents, though local regulations now require that most short-term rental properties be the host’s primary residence or on the same property.

Parlee Beach, New Brunswick

Warm saltwater and soft sands define Parlee Beach, located in the town of Shediac. This Atlantic gem is a community of friendly locals, seafood joints, and affordable coastal living. And being just a 25-minute drive from Moncton means residents can enjoy beachside life without sacrificing access to city amenities. 

With homes often priced between $250,000 and $500,000, Shediac offers one of the most budget-friendly ways to live near the ocean in Canada. Bungalows and year-round homes are common, making it attractive for retirees and remote workers alike.

Grand Bend, Ontario 

Set along the shores of Lake Huron, Grand Bend offers the full beach town experience. The beach is clean and family-friendly with calm waters. Its main strip is walkable and lined with ice cream shops, local restaurants, and galleries. 

Grand Bend’s population sits around 3,000, but the town sees a major influx in warmer months as vacationers roll in. Real estate ranges from classic cottages to updated homes and modern lakeview builds, typically priced between $600,000 and over $1 million.

Cavendish Beach, Prince Edward Island

Red sandstone cliffs, rolling dunes, and wide beaches make Cavendish a standout in PEI. Known for its ties to Anne of Green Gables, the area attracts tourists and seasonal residents. 

Nearby communities offer homes from $200,000 to $450,000, with a mix of historic houses and new builds. While winter is quieter, the area is peaceful, photogenic, and filled with local charm. 

Lawrencetown Beach, Nova Scotia

Famous among surfers, Lawrencetown Beach is just 30 minutes from Halifax, making it a unique blend of nature and city access. The beach has consistent waves and stunning views, and the surrounding area is dotted with charming homes and hobby farms.

Because of its proximity to a major city, real estate here has become more competitive. Expect a mix of renovated bungalows, modern builds, and rural properties in the $500,000 to $900,000 range. For those wanting to balance surf and work, it’s an ideal coastal commuter spot.
