It’s easy to get swept up in the charm of a potential home, but it’s important to remember that buying a home is one of the biggest investments you’ll make. Therefore, it’s crucial to ask the right questions to make an informed decision.

By doing your due diligence, you can avoid any hidden surprises and ensure that you’re investing in a property that suits your needs and budget. To help you get started, we’ve created a list of the top five most important questions to ask when attending an open house this weekend.

1. Can you tell me about the history of this property?

Find out if the property has had any major repairs or renovations, and if so, it’s important to know who conducted the work, when it was completed, and why. Additionally, you may want to ask about the age of key components such as the roof, plumbing, and heating and cooling systems. Any major issues that may result in future financial investment should be accounted for when calculating your offer.

2. What is the neighbourhood like?

A property isn’t just about the physical structure, it’s also about the surrounding community. Be sure to ask about the neighbourhood and what services are nearby. You may also want to know about safety issues, traffic patterns, local schools, and accessibility to public transportation.

3. Are there any potential issues I should be aware of?

While the real estate agent may not know everything about the property, it never hurts to ask if there are potential issues that should be on your radar. For example, are there any water damage issues, pest problems, or foundation concerns that the real estate agent is aware of?

4. How long has this property been on the market?

If a home has been sitting on the market for a while, there may be issues with the home, neighbourhood, or even price point. Don’t be afraid to ask why the property hasn’t been selling, and if there have been any price changes throughout the process. By understanding the history of the listing, you can better gauge if the property is worth pursuing.

5. What is the value of comparable properties in the area?

Asking about the average sale price for other properties in the neighbourhood can help you understand whether or not the property you’re interested in is priced competitively. Additionally, by understanding what other properties in the neighbourhood have sold for, you can gauge an appropriate negotiating position when it comes time to make an offer.
