The Purchase Process For Pre-Construction Homes

Purchasing a pre-construction home offers an exciting opportunity to be involved in the creation of your dream property from the ground up. While it can be a rewarding process, it also requires careful planning and consideration. In this article, we will provide a comprehensive guide to help potential buyers navigate the intricacies of buying a pre-construction home, including mortgage pre-approval requirements, deposit structures, and the importance of involving a real estate lawyer for review.

Before embarking on your preconstruction home journey, it is essential to obtain a mortgage preapproval from a reputable financial institution. This step helps you determine your budget and establishes a realistic price range for your new home. Most preconstruction homes also require a mortgage preapproval as a criterion for purchase. It is important to note that the pre-approval needs to be tailored towards the property purchased and often must include the property address and amount in the pre-approval.

Preconstruction homes typically require a substantial deposit, usually around 20% of the purchase price. However, the deposit is paid in installments rather than as a lump sum. Most new developments allow the last 5% to be paid on occupancy therefore be sure to have at least 15% ready.

Do Your Research

Engaging a qualified real estate lawyer is essential when purchasing a preconstruction home. They will review the Agreement of Purchase and Sale, Disclosure Documents which includes budgets and maintenance fees for a condominium as well as the bylaws and surveys of the property. A good real estate lawyer will also help negotiate fees in the Agreement within the 10-day cooling period. 

Thoroughly research the reputation and track record of the developer before committing to a preconstruction home purchase. Look into their previous projects, customer reviews, and their financial stability. This due diligence will help you make an informed decision and ensure that the developer has a history of delivering quality homes on time.
