3 Often Overlooked Questions About Your Future Neighbourhood

Buying a house in the right neighbourhood is just as important, if not more important, than buying the right house.

With all the emotion involved in buying a home, there are some very serious questions that often go unasked.

Future public/private development occurring in the area

Imagine this: you find your dream home in the perfect location, it has great schools for the kids, lots of amenities, the neighbours are great, and the view from your backyard overlooks the 9th hole of a breathtaking golf course. Sold! You buy the house.

After just two glorious years in your new home, you’re alerted by the City that the golf course is being demolished and high-rise condos are being built—right in your backyard. Now, not only will your quiet, lush backdrop disappear, but the value of your property will plummet. If only you’d investigated the future plans of that community.

Crime rates and reports

Safety first. Before buying a home, be sure to talk to a community resource officer (someone who acts as a liaison between neighbourhoods and local police) to learn about crime history and trends. You may also want to inquire about sex offenders living in the neighbourhood.

Community activities

Another often overlooked question among home buyers is about community activities. Amenities are important, like your local gym, family doctor and access to shopping, but don’t forget about other community activities.

Suppose you’ve found two great new homes for sale in your ideal setting. Community activities can help tip the scales one way or the other. Investigate community activities like charitable events, opportunities to volunteer or business groups and meet-ups.

Buying a home is super exciting—enjoy it!

Just remember to do your research and ask all the important questions before signing on the dotted line.
