Hosting a holiday open house as a seller can be a fantastic way to showcase your home during the festive season when potential buyers are in a celebratory mood. You may be wondering how to maximize the holiday spirit to help you sell your home and we’ve got the answers!

Decorate Thoughtfully

Embrace the holiday spirit with tasteful decorations. Avoid overdoing it, as you want to highlight your home rather than overwhelm visitors. Use neutral and classic decorations that appeal to a broad audience. Consider placing winter greenery on the mantle, railing and dining table, decorating open shelves with holiday decorations and styling a seasonal wreath at the main entrance. 

Clean and Declutter

Ensure your home is clean and well-maintained. Cleanliness is crucial, especially during the holidays. Make sure to declutter any unnecessary decor or junk that doesn’t add to the atmosphere you’re going for. Stage your home to highlight its best features and create a warm and inviting atmosphere. This can be done by adding cozy blankets, cushions, a soft rug, delightful candles, and plants.

Improve Your Curb Appeal

Decorate the exterior of your home with lights or simple holiday decorations to make it inviting from the outside. Keep walkways clear and ensure the entrance is well-lit. Holiday lights can range in price anywhere from $15 to $50 depending on the length, colours and materials. Also, try placing a Christmas tree so it’s visible through the front window.

Offer Refreshments

Set up a refreshment station with holiday-themed snacks and beverages. Offer warm drinks like hot cocoa or apple cider to make the open house an unforgettable experience. Keep it simple with cookies, finger foods, and easy-to-handle snacks. This all adds to the cozy feeling for prospective buyers and it allows them to envision themselves in the home for the holidays. 

Play Soft Background Music

Create a pleasant atmosphere with soft, instrumental holiday music. Avoid anything too loud or distracting. These small actions seem insignificant, but all add up to allowing the buyer to immerse themselves into what it would feel like living in the home.

Showcase unique selling points of your home, whether it’s a fireplace, a spacious kitchen, or beautiful views. Create a list of the main elements in your home that you want to highlight and focus on them. If you have features like a cozy fireplace, make it a focal point that open house attendees will be thinking of long after they’ve left.

Engage with Visitors

Greet guests warmly and be prepared to answer questions about the property. Encourage visitors to explore the home at their own pace, but make yourself available for inquiries. Allow visitors to see themselves in the property by letting them sit on the furniture with some hot chocolate while taking in the fireplace or the holiday decorations.
