Security deposits can be a pain; between applications, first and last payments, and whatever else is needed to get into your new apartment or house, but they are a necessity. To ensure you get the deposit back when you move out, follow these tips and tricks.
Take Photos
Before you properly move in and start adding your own furniture and decor, take pictures of the suite. If there’s any damage to the walls, chips in the counter, or stains in the carpet, snap a pic and time-stamp them. When the time comes to move out, you’ll have proof that any damage to the property was done before you moved in and thus you cannot be held responsible.
Learn the Expectations
Ask the landlord what is and what is not allowed in terms of decoration and modifications. Some landlords will allow you to hang shelves and other pieces off the walls, while others strictly forbid it. Familiarize yourself with the standards before you start poking holes in the dry walls or slapping wallpaper on everything.
Stick to The Pet Policy
Sometimes pet policies suck, especially if you were hoping to add a fluffy friend to your home. But if you’re not allowed pets, it’s best to try not to smuggle a new kitten or puppy in and keep them hidden. We love them, but pets are messy, and having one could cause property damage. If that happens, it’s unlikely you’ll get your deposit back.
Follow the Move-Out Policy
Most buildings/landlords will have some sort of guide on what needs to be completed before you leave for the last time. If not, give the entire apartment a thorough cleaning, ensure all your personal belongings are gone, take out the trash and recycling, and turn all the lights off. You can request a walk-through with your landlord and they can point out anything that needs to be fixed or cleaned before you leave.
Maintain Your Space
Keep the property in good condition. If something breaks or becomes damaged, fix it or request the landlord to send someone to do so. Cleaning should be done on a regular basis, and make sure you do not fall behind on chores like mowing the lawn or taking out the trash. Having a clean space will make the moving process much easier.
Return All Keys and Passes
Mail keys, house keys, garage door openers, parking passes. Make sure everything is returned properly so the landlord does not have to spend the deposit changing locks or replacing keys.
If You Cannot Get Your Deposit Back
If your deposit is being held, ask your landlord why. There are instances in which landlords cannot hold the deposit. Older appliances or pre-existing damage are good examples. Check local laws for what applies to you.
