  • Backyard: If you have pets or have always dreamed of a private outdoor space, consider the size and condition of the yard.
  • Home Layout Homes typically fall into one of three floor plans: open, semi, and closed. Consider which layout suits your needs better. An open floor plan offers a contemporary look while a closed floor plan provides more privacy.’

Finances

Knowing what you want in a home differs from understanding what you can afford. Many homeowners don’t start off in their dream home but rather work toward it step by step.   • Homeowner’s Insurance: This insurance protects you in case of property damage. The cost varies based on the value and location of your home, as well as any upgrades you’ve made.
  • Home Maintenance, Repairs, and Utilities: Depending on the home you purchase, you may need to budget for annual repairs or upgrades. Additionally, utilities such as electricity, water, gas, internet, and trash collection will also contribute to your ongoing expenses.

Location Of Your Home

While the design and layout of a home are important, the location is equally crucial. Deciding whether you prefer the bustling energy of city life or the tranquility of a quiet rural setting can greatly influence your overall happiness. Your home should be a place of comfort and relaxation, offering a retreat from the demands of daily life, so it’s essential to carefully consider this factor.

If you’re moving to a new city, carefully research the living conditions of where you’re going. Does the city have public transportation? Are there good schools nearby? Other Factors like the cost of living, crime rates, walkability, and commute times can all make a difference between a good place and a great place to live. TomTom’s 2024 Traffic Index highlights the various commute times across Canada, with Vancouver averaging a whopping 27 minutes compared to Kitchener with just 14 minutes.
