Prince Edward Island has long been one of Canada’s most photogenic provinces. Between the red sandstone cliffs, 19th-century heritage homes, and active fishing harbours, it’s easy to see why visitors often describe the scenery as something out of a painting. What’s less well known is that many of the most charming small towns in PEI are also some of the most affordable places to buy a home in the country.

As of February 2026, the provincial MLS benchmark price sits at $369,100, with an average sale price of $422,667.That’s well below the national average, and it drops even further once you look beyond Charlottetown and its suburbs.

Victoria-by-the-Sea is a tiny, walkable village built on a 19th-century grid layout. It’s the kind of place where century-old homes sit alongside a working harbour, and the local playhouse draws audiences from across the province.

The Victoria Playhouse offers an intimate venue for live theatre and concerts, making it a rare cultural anchor for a community this small. Dining options are better than you’d expect for a small town, with places like Landmark Oyster House and Richards Victoria serving high-quality, locally sourced meals. Leard’s Front Range Light adds to the town’s unique charm.

2. North Rustico

Locally known as “The Crick,” North Rustico is both a hardworking lobster fishing town and a popular tourist spot on the North Shore. The village is located next to Prince Edward Island National Park, giving residents easy access to white sand beaches and stunning coastal views.

The harbour boardwalk is the heart of town, where fishing shacks double as restaurants and the Blue Mussel Cafe serves seafood that’s never deep-fried. At just 25 minutes from Charlottetown, it’s one of the more commuter-friendly options on this list.
