To-Do Checklist

  • Get your passport. Before you can visit the United States, you will need a valid passport. If you don’t have one, apply for it well in advance of your planned trip.
  • Determine your budget. Decide how much you can afford to spend on a winter home in Florida. Keep in mind the cost of living, property taxes, and homeowners association fees. The average cost of a home in Florida is around $200,000.
  • Choose your location. Research different towns and cities in Florida and decide where you want to buy your winter home. Consider factors such as the average age of the population, proximity to airports, and driving distance from Canada.
  • Find a real estate agent. Look for a reputable real estate agent in the area where you want to buy your winter home. They can help you find properties that meet your criteria and guide you through the buying process.
  • Secure financing. If you need to finance your winter home purchase, get pre-approved for a mortgage before you start house hunting.
  • Hire a home inspector. Before closing on your winter home, hire a home inspector to ensure that the property is in good condition and does not have any major issues.
  • Pack and travel. Pack your bags and head down to Florida for the winter!
