Condo Shopping on a Budget: Tips for Finding the Right Property at the Right Price

If you’re in the market for a condo, chances are you have a pretty good idea of what you’d like in terms of features, location, and overall quality. However, finding one that fits within your budget can be more challenging. While there are no hard-and-fast rules for scoring a deal on your dream home, here are some tips to help you find the right condo in your price range:

Research Before You Shop

Before visiting any properties, it pays to research local prices, available amenities, and any hidden costs. Sometimes living in a condo can save money on gym memberships and renting a pool table, but your condo fees might outweigh your savings.

Look Beyond Listing Prices

Don’t just look at the sticker price when considering condos for sale! Consider all additional costs that may come with it, such as taxes and insurance. Also, consider closing costs, lawyer fees, property taxes, levies, monthly utility fees and monthly condo maintenance fees.

Consider Less Expensive Options 

If you’re not finding anything suitable within your budget, look into what other areas may offer similarly priced options. Surrounding areas like downtown condos or nearby suburbs may fit your budget better. Then, consider if commuting is cheaper than a more conveniently located but expensive condo.

Calculate the Total Cost of Ownership

Consider all factors when estimating how much a condo will cost to own over time. Calculate taxes, mortgage payments, maintenance/repair expenses and condo fees.
