The western boundary line follows Hunter Brook, which turns like a horseshoe at this location and almost meets the eastern boundary: Hunter Brook Road. The northeastern side is larger, more private, and walks right out into the creek bed where you can fish, camp, or just enjoy the sound of the water as it loudly babbles by. However this area is below road grade and the ground has more moisture from road runoff. The southwestern side is dry and flat with a driveway already cut into the trees. However it's smaller, closer to the neighbor, and rises high above the creek. There's a beautiful view, but you wouldn't be able to walk down to the water from this side, the canyon walls are just too steep. This would make a peaceful retreat for personal use, or an interesting spot for a Hipcamp investment to get your foot in the door of the short-term rental market. It may also be possible to build a home here, though no background research has been done. Newfane is about 30 minutes each from Mt. Snow and Stratton.
