There are several points of convenient access to the tract from Hobbstown Rd (a public ROW) and from private roadways within FMNR: Roaring Creek Rd, Periwinkle Way and Turkey Trail. The two designated 1 acre home sites (in fixed locations; one on each side of the permitted division) are near Periwinkle Way and Turkey Trail for convenience of construction and installation of utilities. Under the current CE, there are no minimum square footage requirements or architectural control elements regarding the construction of a future residence. If a future owner were to voluntarily choose to join the FMNR HOA it would come with those certain privileges and obligations the HOA affords.
