In Toronto, <\/span><a href=\"http:\/\/www.theglobeandmail.com\/globe-investor\/personal-finance\/mortgages\/canadas-housing-hangover-real-estate-boom-meet-dot-com-crash\/article6867321\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">prices peaked<\/span><\/a><span style=\"font-weight: 400;\"> at $254,197 in 1989 and didn\u2019t reach that level again for more than 12 years.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Statistics from the Canadian Real Estate Association show that the national average price was $142,091 in 1990 and $154,768 by 1997 \u2013 an <\/span><a href=\"http:\/\/business.financialpost.com\/2013\/01\/12\/stubborn-sellers-killing-canada-real-estate-crash\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">8% increase<\/span><\/a><span style=\"font-weight: 400;\"> that, according to Financial Post columnist Garry Marr, is \u201cpaltry by today\u2019s standards.\u201d\u00a0 Even two years later, in 1999, the national average price was still just $158,000.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Now: Prices continue to adjust to the post-pandemic market<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">The current housing landscape is still in a period of recovery after staggering price gains during the pandemic followed by rapid interest rate growth that restricted buying power. The <\/span><a href=\"https:\/\/www.zoocasa.com\/blog\/crea-dec-2022\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">national average price<\/span><\/a><span style=\"font-weight: 400;\"> for a home sold in December 2022 was $626,316, which is a 12% drop from December 2021\u2019s average home price of $711,579. One of the overriding themes of 2022 was the lack of inventory available for potential buyers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nonetheless, there have been some areas that have experienced monthly gains in prices. Saint John\u2019s average price increased by 6.5% to $284,899. Calgary\u2019s price also grew by\u00a0 2.7% to $518,341.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Although it is true people are making more money than in the past, incomes have not kept pace with prices. A recent report shows that there are only <\/span><a href=\"https:\/\/www.zoocasa.com\/blog\/single-income-2023\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">five major cities in Canada<\/span><\/a><span style=\"font-weight: 400;\"> that provide housing that is affordable for families with a single median income earner.\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Related<\/b><span style=\"font-weight: 400;\">: <\/span><a href=\"https:\/\/www.zoocasa.com\/blog\/most-expensive-and-affordable-2022\/\" target=\"_blank\" rel=\"noopener noreferrer\"><b>The Most Expensive and Affordable Cities of 2022<\/b><\/a><\/li>\n<\/ul>\n<h2><span style=\"font-weight: 400;\">Demographics<\/span><\/h2>\n<h3><span style=\"font-weight: 400;\">Then: Fewer first-time home buyers<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">A key factor in Canada\u2019s last major housing market crisis \u2013 which set the 1990s up for stagnation \u2013 was the <\/span><a href=\"http:\/\/www.huffingtonpost.ca\/2014\/06\/12\/housing-market-canada-bmo_n_5487772.html\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">unusually low number of people<\/span><\/a><span style=\"font-weight: 400;\"> in the 25-34 age group. The lack of young people meant fewer first-time home buyers to drive the market forward.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Now: First-time buyers and investors dominate the market<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">By comparison, there are many more people currently in the 25-34 age group waiting on the sidelines for prices to drop further to afford to purchase their first homes. Housing starts lagged in the first few years of the decade, but then the construction of <\/span><a href=\"http:\/\/www.cmhc-schl.gc.ca\/en\/corp\/nero\/jufa\/jufa_031.cfm\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">single-detached homes<\/span><\/a><span style=\"font-weight: 400;\"> increased until the early 2000s, making up the bulk of construction projects.\u00a0\u00a0\u00a0<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Now: Condo boom<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">The influx of first time home buyers and their preference for an urban lifestyle is accelerating condo development. Of the hundreds of high-rise buildings under construction, the vast majority are condos \u2013 and the square footage is getting smaller.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Those seeking affordable detached family homes must look further afield. That\u2019s why the Greater Toronto and Greater Vancouver areas continue to sprawl, and commutes are getting longer.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Conclusion<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">There\u2019s no question the housing environment and trends of today have changed drastically since the 1990s \u2013 for better and for worse.
