For example, using a 30-year mortgage at 7.28%, a $300,000 loan would have a principal-and-interest payment of roughly $2,045 per month. A $400,000 loan would be roughly $2,726 per month.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That is a difference of about $681 per month, before property taxes, insurance, HOA fees or other costs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For buyers deciding between a larger townhouse and a smaller condo, the question should not only be, <em>\u201cWhich home do I like better?\u201d<\/em> It should also be: <em>\u201cWhich total monthly payment fits comfortably into my budget?\u201d<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Townhouse vs. Apartment: Maintenance Matters<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Maintenance is another major difference. The FHFA reported that U.S. home prices rose 2.1% year over year in the second quarter of 2026.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But price growth can vary sharply by city and region. For buyers thinking about future resale, factors such as location, transportation, local employment, neighborhood development, property condition and monthly fees may all matter.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A condo with high HOA fees may appeal to a different group of buyers than a low-fee townhouse.
