Zoocasa analyzed housing data across British Columbia and Ontario, and the findings reveal that many suburban and small-town markets are keeping pace with, and in some cases rivaling, their urban counterparts.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">British Columbia\u2019s Most Exclusive Luxury Housing Markets<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While home prices in BC and Ontario\u2019s luxury markets are pushing well past the million-dollar mark, incomes tell a very different story. For perspective, that down payment alone nearly matches the median Canadian family\u2019s <a href=\"https:\/\/www150.statcan.gc.ca\/n1\/daily-quotidien\/241029\/dq241029a-eng.htm\" target=\"_blank\" rel=\"noreferrer noopener\">entire net worth<\/a> ($519,700). Compare that to the <a href=\"https:\/\/www.zoocasa.com\/vancouver-bc-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Greater Vancouver<\/a> average of $1,974,400 in July 2025, and the difference is negligible. Buyers here may be swapping urban bustle for ocean breezes, but the price tag remains virtually the same.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The bottom line? Whether you want ski slopes, mountain views, or a beachside retreat, British Columbia\u2019s premium markets have leveled up to rival Vancouver itself. Homes in King are known for their sprawling lots and custom-built luxury estates, which make the township a magnet for high-net-worth buyers seeking exclusivity just beyond Toronto\u2019s edge.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Other 905-region hotspots aren\u2019t far behind. <a href=\"https:\/\/www.zoocasa.com\/area-listings\/aurora-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Aurora<\/a> ($1.48M) and <a href=\"https:\/\/www.zoocasa.com\/area-listings\/uxbridge-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Uxbridge<\/a> ($1.46M) both require nearly $300,000 in upfront cash. <a href=\"https:\/\/www.zoocasa.com\/area-listings\/oakville-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Oakville<\/a> ($1.34M), <a href=\"https:\/\/www.zoocasa.com\/area-listings\/richmond-hill-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Richmond Hill<\/a> ($1.32M), and <a href=\"https:\/\/www.zoocasa.com\/area-listings\/markham-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Markham <\/a>($1.25M) have also carved out a reputation for luxury living, attracting families and investors alike.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To put this in context, the average detached home in Toronto sold for $1,572,832 in July 2025, with a down payment of $314,566.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Even smaller markets are no longer \u201centry-level.\u201d <a href=\"https:\/\/www.zoocasa.com\/area-listings\/whitchurch-stouffville-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Stouffville<\/a> and&nbsp;<a href=\"https:\/\/www.zoocasa.com\/burlington-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Burlington<\/a> both average over $1.1 million for detached homes, each demanding down payments hovering around $200,000. For many families priced out of Toronto, the suburbs were once the next logical step. But for the top 1% of earners, this kind of purchase is far more attainable. To be counted among the top 1% in Canada, an individual must earn at least <a href=\"https:\/\/www150.statcan.gc.ca\/n1\/daily-quotidien\/241028\/dq241028a-eng.htm\" target=\"_blank\" rel=\"noreferrer noopener\">$586,900<\/a> annually. At this level of income, the financial hurdles that block most households from entering the luxury market are much lower.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A 20% down payment on a $2 million home ($400,000) is less than a year\u2019s salary for someone in this bracket.
