Home prices in similar-sized cities like Chicago and Portland are still nowhere near reaching those highs.&nbsp;<\/p>\n\n\n\n<p>But while <a href=\"https:\/\/www.zoocasa.com\/vancouver-bc-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Vancouver<\/a> and <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Toronto<\/a> often steal the headlines, there\u2019s a lot more to Canada than just these two metros. Compared to similarly sized U.S. cities, several smaller Canadian cities boast lower median home prices, particularly for condos. So, where exactly can Canadians go to score a deal that Americans can\u2019t get?&nbsp;<\/p>\n\n\n\n<p>Zoocasa compared single-family home and condo prices in 17 pairs of cities with similar population sizes, taking into consideration similar environments and vibes when possible, to determine which Canadian cities outshine their U.S. counterparts in affordable housing.&nbsp;<\/p>\n\n\n\n<p>All figures are in USD. Canada might just have the upper hand.&nbsp;<\/p>\n\n\n\n<p>In nearly all 17 city pairings besides Toronto and Vancouver, condo prices in the Canadian cities are much more affordable than their American counterparts.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/lh7-rt.googleusercontent.com\/docsz\/AD_4nXfhRBrcUEAYPB-BRdfl9E9lUx1bGaVFTGz4ZqtLFdCC4oWYSshW-RD86UTOyZ0EpvkqSSXOKVowEhctlBIsLay-rEBLqNIglXCorGluOIAUB6w2mSZByDJoRti1K6DhLW-wy6AtJA?key=q5Y3i_Wnmzno4omsn4-0UA\" alt=\"A graphic titled &quot;Which city has cheaper condos?&quot;. While Bend\u2019s median condo price exceeds $500,000, Kamloops comes in at just $262,000. So why are Canadian condos more affordable? There\u2019s no single answer, but lifestyle preferences, housing supply dynamics, and urban development patterns may all play a role.<\/p>\n\n\n\n<p>That said, part of the price difference comes from cooling demand in Canada. With more listings on the market and fewer buyers, prices are starting to soften. In Toronto, the median condo price dropped 6.2% year-over-year in May, while Calgary and Halifax saw more modest declines of just over 1%.<\/p>\n\n\n\n<p>But New Brunswick is bucking the trend. In <a href=\"https:\/\/www.zoocasa.com\/saint-john-nb-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Saint John<\/a>, the median condo price surged 39.8% year-over-year in May, and in Moncton, prices rose by 3.9%. According to a <a href=\"https:\/\/rates.ca\/resources\/one-third-canadians-believe-condos-no-longer-good-investment\" target=\"_blank\" rel=\"noreferrer noopener\">Rates.ca survey<\/a>, 30% of Canadians no longer see condos as a good investment. Both cities sit at the heart of national politics and attract millions of tourists each year.<\/p>\n\n\n\n<p>Ottawa is the more affordable of the two, but neither city is exactly budget-friendly. The median price of a single-family home in D.C. is $630,900, about $50,000 more than Ottawa\u2019s median of $579,454.<\/p>\n\n\n\n<p>When it comes to income, the contrast is even sharper. The median household income in Ottawa is $63,674, while in D.C., it\u2019s nearly double at $121,469. So while Canadians face lower home prices, their relatively lower earnings still make homeownership a stretch. Meanwhile, in D.C., a 20% down payment on a median-priced home comes to $126,180\u2014more than a year\u2019s salary for the typical resident.<\/p>\n\n\n\n<p>Ultimately, both capitals face a common challenge: homeownership is becoming increasingly unaffordable for the average buyer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">East Coast Housing Deals You Won\u2019t Find South of the Border<\/h2>\n\n\n\n<p>The Atlantic provinces of Canada are known for their relatively affordable housing. Meanwhile, in <a href=\"https:\/\/www.zoocasa.com\/red-deer-ab-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Red Deer<\/a>, the median single-family home price of $292,115 offers a budget-friendly alternative to those shopping in <a href=\"https:\/\/www.zoocasa.com\/missoula-mt-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Missoula, MT<\/a>, where the median price is a whopping $616,500.&nbsp;<\/p>\n\n\n\n<p>Edmonton, despite being one of the most affordable large cities in Canada, is seeing prices rise as demand grows. In May 2025, the median price for a detached home increased by 6.6% year-over-year. That puts Edmonton above <a href=\"https:\/\/www.zoocasa.com\/louisville-ky-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Louisville, KY<\/a>, where the median price remains lower at $278,100.&nbsp;<\/p>\n\n\n\n<p>Condos, on the other hand, are where Edmonton truly shines. With a median price of just $145,000, it\u2019s unmatched by any other city in our analysis. Whether compared to Louisville or <a href=\"https:\/\/www.zoocasa.com\/dallas-tx-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Dallas<\/a>, Edmonton comes out on top.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">Affordability North of the Border<\/h1>\n\n\n\n<p>Housing in cities like Toronto and Vancouver can rival or often exceed U.S. prices, but that\u2019s far from the whole story.
