American and Canadian homeowners have both had to grapple with rising inflation, inventory shortages, and increased borrowing costs.&nbsp;<\/p>\n\n\n\n<p>But despite these similarities, one economic difference stands out: income. On average, American homeowners earn more than their Canadian counterparts, giving them a relative advantage in terms of housing affordability.<\/p>\n\n\n\n<p>As a result, far fewer Canadian cities meet the traditional affordability benchmark where housing costs are less than 30% of household income. In just 20.7% of the Canadian cities we analyzed, average monthly mortgage payments were less than 30% of household income, compared to 45.5% of American cities.&nbsp;<\/p>\n\n\n\n<p>To understand how affordability differs across the border, Zoocasa analyzed average monthly mortgage payments in 33 U.S. cities and 29 Canadian cities. We then compared those payments to each city\u2019s median household income to calculate the percentage of income going toward housing costs<\/p>\n\n\n\n<p>All figures are in USD. The evidence is clear: Canadians are stretching their paychecks further than Americans.<\/p>\n\n\n\n<p>This disparity is further highlighted by the fact that the four most unaffordable cities in North America are all Canadian: <a href=\"https:\/\/www.zoocasa.com\/vancouver-bc-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Vancouver<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Toronto<\/a>, <a href=\"https:\/\/www.zoocasa.com\/victoria-bc-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Victoria<\/a>, and <a href=\"https:\/\/www.zoocasa.com\/abbotsford-bc-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Abbotsford<\/a>. In these cities, a median-income household\u2019s budget is so over-extended that it would be nearly impossible to afford to buy a home without outside help.&nbsp;<\/p>\n\n\n\n<p>In Vancouver, the median household income of $57,527 falls well short of covering the average monthly mortgage payment of $5,423. That means a typical household would need to spend more than 100% of its annual income on mortgage costs alone, clearly unmanageable.&nbsp;<\/p>\n\n\n\n<p>In contrast, <a href=\"https:\/\/www.zoocasa.com\/san-francisco-ca-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">San Francisco<\/a>, the least affordable U.S. city, requires residents to spend 65% of their income on housing. While still well above affordability guidelines, there is a stark difference between the two West Coast cities. is stark.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/canadian-buyers-leaving-us-real-estate\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>The U.S. Real Estate Market Could Lose Billions if Canadian Buyers Disappear<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p>Toronto homeowners are not much better off. With a median household income of $53,546 and a median home price of just over $1 million, homeowners need to spend a whopping 83.5% of their income on mortgage costs.&nbsp;<\/p>\n\n\n\n<p>This puts Toronto on par with San Diego, where the median single-family home price is similarly just above $1 million, though the median income is $12,000 higher. So, while Toronto homeowners spend 83.5% of their household income on mortgage payments, San Diego homeowners only spend 62.9%.&nbsp;<\/p>\n\n\n<p><iframe title=\"Mortgage Payments as a Share of Income: U.S. vs. Canada Breakdown\" aria-label=\"Table\" id=\"datawrapper-chart-km1aI\" src=\"https:\/\/datawrapper.dwcdn.net\/km1aI\/3\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"400\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<h1 class=\"wp-block-heading\">New York City or Southwestern Ontario: Who\u2019s Paying More?<\/h1>\n\n\n\n<p>With $730,000, you could buy a home in <a href=\"https:\/\/www.zoocasa.com\/new-york-ny-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">New York City<\/a>, one of the world\u2019s most famous cities. Or, for slightly less, you could buy a single-family home in <a href=\"https:\/\/www.zoocasa.com\/guelph-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Guelph, ON<\/a>, a suburban city approximately an hour and a half away from Toronto.&nbsp;<\/p>\n\n\n\n<p>While Guelph\u2019s average monthly mortgage payment of $2,582 is lower than New York\u2019s $3,833, median-income earners will have a harder time covering their bills in Guelph than in New York. Guelph homeowners need to dedicate 51% of their $60,000 income towards housing, while New Yorkers only require 48.3% of their $95,220 income to cover costs.&nbsp;<\/p>\n\n\n\n<p>With a budget of $500,000, buying a single-family home in Ontario becomes more challenging, but there are options. <a href=\"https:\/\/www.zoocasa.com\/london-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">London<\/a> and <a href=\"https:\/\/www.zoocasa.com\/kingston-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Kingston<\/a> both have median single-family home prices around $460,000, but median-income households will need to overextend their budgets to cover housing costs.&nbsp;<\/p>\n\n\n\n<p>In cities across Canada, it\u2019s easy to find an American counterpart with a similar home price but far greater affordability. But when it comes to housing affordability, the grass is greener on the American side.&nbsp;&nbsp;<\/p>\n\n\n\n<p>In <a href=\"https:\/\/www.zoocasa.com\/buffalo-ny-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Buffalo<\/a>, homeowners only need to spend 22.2% of their income on mortgage payments, well below the affordability threshold. Across the river, <a href=\"https:\/\/www.zoocasa.com\/niagara-falls-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Niagara Region<\/a> homeowners need to spend nearly double that, at 40.4%. While income plays a role, with Buffalo homeowners earning $69,861 and Niagara Region homeowners earning $51,376, housing prices are also a factor.&nbsp;<\/p>\n\n\n\n<p>Homes in the Niagara Region cost $466,431, but in Buffalo, it\u2019s nearly half that at just $245,900, further boosting affordability.&nbsp;<\/p>\n\n\n\n<p>A similar scenario plays out when comparing another pair of border cities. <a href=\"https:\/\/www.zoocasa.com\/detroit-mi-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Detroit<\/a> and <a href=\"https:\/\/www.zoocasa.com\/windsor-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Windsor<\/a> both have some of the lowest median home prices in their respective regions, but this still puts Windsor\u2019s price more than $100,000 higher than Detroit&#8217;s.&nbsp;<\/p>\n\n\n\n<p>Furthermore, median-income households in Windsor need to spend 32.9% of their income on mortgage payments, while median-income households in Detroit spend just 22%.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"750\" height=\"394\" src=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2025\/06\/St.-Johns-NL-750x394.jpg\" alt=\"\" class=\"wp-image-37629\" srcset=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2025\/06\/St.-Johns-NL-750x394.jpg 750w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2025\/06\/St.-Johns-NL-300x158.jpg 300w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2025\/06\/St.-Johns-NL-768x403.jpg 768w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2025\/06\/St.-Johns-NL.jpg 1200w\" sizes=\"auto, (max-width: 750px) 100vw, 750px\" \/><\/figure>\n\n\n\n<h1 class=\"wp-block-heading\">Where Canadian Homeownership is Still Within Reach<\/h1>\n\n\n\n<p>Of the ten most affordable cities, three Canadian cities stand out: <a href=\"https:\/\/www.zoocasa.com\/regina-sk-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Regina<\/a>, <a href=\"https:\/\/www.zoocasa.com\/st-johns-nl-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">St. John\u2019s<\/a>, and <a href=\"https:\/\/www.zoocasa.com\/saint-john-nb-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Saint John<\/a>. In each, median-income households spend less than 25% of their income on mortgage costs, making homeownership more attainable.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/canadians-are-going-house-poor-survey\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>One in Four Canadians Are Going House Poor \u2014 Regardless of Income: Survey<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p>Saint John also has the lowest average monthly mortgage payment across all 62 cities at just $947. Notably, this is despite having the lowest median income on our list ($47,039), showing that affordability isn\u2019t solely tied to income. In Saint John\u2019s case, a low home price helps offset lower earnings.<\/p>\n\n\n\n<p>On the other hand, cities with higher incomes often come with higher home prices, widening the affordability gap. In <a href=\"https:\/\/www.zoocasa.com\/oakville-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Oakville<\/a> and <a href=\"https:\/\/www.zoocasa.com\/brampton-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Brampton<\/a>, median household incomes are relatively high at $78,149 and $70,919, respectively, yet homeowners still need to spend nearly 50% of their income on mortgage payments.<\/p>\n\n\n\n<p>That\u2019s why, among the six Canadian cities where median-income households spend less than 30% of their income on mortgage costs, only <a href=\"https:\/\/www.zoocasa.com\/edomonton-ab-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Edmonton<\/a> has a median income above $60,000. In the case of Vancouver, the benchmark single-family home price was used.&nbsp;<\/p>\n\n\n\n<p>Mortgage payments for both countries were calculated assuming a 20% down payment and a 30-year mortgage at a fixed rate of 6.86% (U.S.) or 3.79% (Canada). Fixed mortgage rates were based on the most current averages from <a href=\"https:\/\/www.freddiemac.com\/pmms\" target=\"_blank\" rel=\"noreferrer noopener\">FreddieMac<\/a> and <a href=\"http:\/\/ratehub.ca\" target=\"_blank\" rel=\"noreferrer noopener\">Ratehub.ca<\/a>&nbsp;<\/p>\n\n\n\n<p>All figures are in USD.
