The <a href=\"https:\/\/www.hud.gov\/program_offices\/comm_planning\/affordable_housing_barriers\" target=\"_blank\" rel=\"noreferrer noopener\">U.S. Department of Housing and Urban Development (HUD)<\/a> further defines affordable housing as one in which a household spends less than this percentage. But how realistic is that metric for median-income earners?&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">When other essential costs like groceries, childcare, and transportation increase, many households become financially strained. Exceeding the 30% threshold becomes unavoidable for some, particularly as <a href=\"https:\/\/www.zoocasa.com\/blog\/mortgage-payments-vs-income-growth-us\/\" target=\"_blank\" rel=\"noreferrer noopener\">wage growth doesn\u2019t keep pace<\/a> with increasing mortgage payments.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Zoocasa analyzed average mortgage payments across 75 of the largest metropolitan areas in the U.S. to determine which cities&#8217; median household incomes comfortably cover housing expenses and where households are more likely to be cost-burdened.<\/p>\n\n\n<p><iframe title=\"Mortgage as a % of Income\" aria-label=\"Map\" id=\"datawrapper-chart-uVzjd\" src=\"https:\/\/datawrapper.dwcdn.net\/uVzjd\/3\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"420\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();<\/script><\/p>\n\n\n\n<h1 class=\"wp-block-heading\">Half of American Households Are Cost-Burdened by Mortgage Payments<\/h1>\n\n\n\n<p class=\"wp-block-paragraph\">In 39 out of 75 cities analyzed, households must spend over 30% of their income on housing. This suggests that only households earning more than the median income can comfortably afford their monthly mortgage payments. To avoid straining their budgets, households earning below the median income may need to continue renting or purchase homes priced below the median for single-family homes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the five most extreme cases, households need to spend over 50% of their income on mortgage payments. Four of these highly cost-burdened households are located in California: <a href=\"https:\/\/www.zoocasa.com\/san-jose-ca-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">San Jose<\/a> at 79.2%, <a href=\"https:\/\/www.zoocasa.com\/san-francisco-ca-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">San Francisco<\/a> at 65%, <a href=\"https:\/\/www.zoocasa.com\/los-angeles-ca-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Los Angeles<\/a> at 64.5%, and <a href=\"https:\/\/www.zoocasa.com\/san-diego-ca-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">San Diego<\/a> at 60%. <a href=\"https:\/\/www.zoocasa.com\/honolulu-hi-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Urban Honolulu<\/a> and <a href=\"https:\/\/www.zoocasa.com\/miami-fl-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Miami<\/a> are the only other cities outside of California where median-income households must spend over 50% of their income on housing.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/rent-vs-buy-usa-2025\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>As the Rent vs. Buy Gap Intensifies, American Renters Face Greater Obstacles to Homeownership<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Although incomes are quite high in many of these cost-burdened cities, elevated mortgage rates and high home prices still make housing affordability difficult for even the highest earners. Median-income households in Washington, D.C., bring home $10,122 a month, while the average mortgage payment of $3,281 represents 32.4% of their budget.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Similarly, in Boston, median-income households must spend 42% of their monthly earnings of $9,225 on the average mortgage payment, equalling $3,872. For the 39 cost-burdened cities, the average monthly mortgage payment is $3,183, while the 36 cities that are not cost-burdened have an average monthly mortgage payment of $1,671. Pittsburgh, <a href=\"https:\/\/www.zoocasa.com\/cleveland-oh-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Cleveland<\/a>, and <a href=\"https:\/\/www.zoocasa.com\/st-louis-mo-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">St. Louis<\/a> are the three least cost-burdened cities, with households spending only 19.6%, 20.7%, and 21.8% of their respective incomes on mortgage payments.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/best-state-capitals-to-live\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>From Affordability to Walkability: Ranking the Best U.S. State Capitals to Live In<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Heading south, cost burdens start to increase a little but <a href=\"https:\/\/www.zoocasa.com\/oklahoma-city-ok-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Oklahoma City<\/a>, <a href=\"https:\/\/www.zoocasa.com\/tulsa-ok-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Tulsa<\/a>, and <a href=\"https:\/\/www.zoocasa.com\/baton-rouge-la-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Baton Rouge<\/a> offer affordable housing for median-income earners. Additionally, all major metros in Texas remain affordable, with residents in <a href=\"https:\/\/www.zoocasa.com\/houston-tx-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Houston<\/a>, <a href=\"https:\/\/www.zoocasa.com\/dallas-tx-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Dallas<\/a>, <a href=\"https:\/\/www.zoocasa.com\/el-paso-tx-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">El Paso<\/a>, and <a href=\"https:\/\/www.zoocasa.com\/austin-tx-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Austin<\/a> spending only 27%, 27.8%, 28.9%, and 29.9% of their incomes on housing, respectively.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Budget-conscious buyers should generally stick to the middle of the country, as both coasts show more extreme cost burdens. This includes Florida, where none of the state's seven largest metros are considered affordable. Meanwhile, cities further from the coast, like <a href=\"https:\/\/www.zoocasa.com\/kansas-city-ks-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Kansas City<\/a> and <a href=\"https:\/\/www.zoocasa.com\/chicago-il-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Chicago<\/a>, are less likely to be cost-burdened.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Methodology:&nbsp;<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Median household incomes were sourced from the U.S Census Bureau.
