Many economists predict that rate cuts are coming this summer, yet the exact timing for the first rate cut in four years will depend on the growth of the economy.&nbsp;<\/p>\n\n\n\n<p>\u201cProspective buyers eyeing the market this year should keep in mind that a drop in interest rates might spark a surge in market activity,\u201d explains Carrie Lysenko, Zoocasa CEO. Since January 2024, some 5-year fixed rates have been hovering around 4.84%, while the most current rates are even lower at <a href=\"https:\/\/www.ratehub.ca\/5-year-fixed-mortgage-rate-history\" target=\"_blank\" rel=\"noreferrer noopener\">4.79%<\/a>. In a recent <a href=\"https:\/\/www.zoocasa.com\/blog\/north-american-homeownership-survey-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\">Zoocasa survey<\/a> of more than 1,500 homeowners, the majority of respondents expressed confidence in their ability to comfortably make their mortgage payments even if interest rates were to rise (35.9%). Only 4.1% of homeowners said they definitely could not manage their payments if rates went up.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/north-american-homeownership-survey-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>North American Homeownership Satisfaction High Across Generations: Survey<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p>\u201cAny indication of rate cuts coming sooner will cause bond yields to drop and fixed rates to follow suit and will put upward pressure on home values,\u201d explains James Laird, Co-CEO of Ratehub.ca and President of CanWise mortgage lender.&nbsp;<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">Demand Building as Spring Market Approaches<\/h1>\n\n\n\n<p>The overnight lending rate has been above 4% for over a year (since January 2023). This has created an atmosphere of uncertainty and hesitation for buyers and sellers, which in turn resulted in a slowdown in national sales in the second half of 2023. But with the expectation that high borrowing conditions will not last much longer, buyers are regaining confidence in the market.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/average-monthly-mortgage-april-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Here\u2019s How Much Canadian Homebuyers Will Spend on Their Mortgage Each Month<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p>In March, month-over-month <a href=\"https:\/\/www.zoocasa.com\/blog\/trreb-march-2024-announcement\/\" target=\"_blank\" rel=\"noreferrer noopener\">home sales were up by 17%<\/a> in <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Toronto Region<\/a>, with <a href=\"https:\/\/www.zoocasa.com\/mississauga-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Mississauga<\/a>, <a href=\"https:\/\/www.zoocasa.com\/burlington-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Burlington<\/a>, and <a href=\"https:\/\/www.zoocasa.com\/oakville-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Oakville<\/a> all experiencing a more than 15% month-over-month increase in sales.&nbsp;<\/p>\n\n\n\n<p>It\u2019s not just the Ontario market that is seeing momentum build; <a href=\"https:\/\/www.zoocasa.com\/vancouver-bc-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Vancouver<\/a> home sales were up 16.7% month-over-month and <a href=\"https:\/\/www.zoocasa.com\/calgary-ab-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Calgary<\/a> sales were up 24.8% month-over-month in March. Increased demand is also giving sellers the confidence to list.
