The cost of borrowing has made buying a home a harder prospect and as a result, many potential buyers are choosing to shelve their home buying plans for the time being. Toronto and the Greater Toronto Area (GTA)&nbsp; is no exception to this, with sales in the GTA falling by 12% from August to September.&nbsp;<\/p>\n\n\n\n<p><strong><em>Enjoying our content? Subscribe to our free <\/em><\/strong><a href=\"http:\/\/zoocasa.com\/newsletter\" target=\"_blank\" rel=\"noreferrer noopener\"><strong><em>weekly newsletter<\/em><\/strong><\/a><strong><em> to get Canadian real estate market insights, news, and reports straight to your inbox.<\/em><\/strong><\/p>\n\n\n\n<p>While prices haven\u2019t exactly declined in the GTA, sellers are having a tougher time due to the <a href=\"https:\/\/www.zoocasa.com\/blog\/zoocasa-fall-survey-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\">decline in interest driven by a lack of affordability<\/a>. Many homes are selling for less than their listing price, while others are sitting on the market for long periods of time as those selling are less willing to budge. But for those being sold, how much less are they selling for than what they were listed?<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/pandemic-home-value\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Purchased a Home During the Pandemic? Here\u2019s How Much It\u2019s Worth Now<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p>To find out, Zoocasa analyzed the listing prices in major cities across the GTA, and compared those to how much homes are actually selling for in the region in September. We also analyzed the market conditions in each, to learn which are benefiting buyers or sellers.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"496\" height=\"1024\" src=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/10\/Listing-Prices-1-496x1024.png\" alt=\"\" class=\"wp-image-24598\" srcset=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/10\/Listing-Prices-1-496x1024.png 496w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/10\/Listing-Prices-1-145x300.png 145w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/10\/Listing-Prices-1-768x1586.png 768w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/10\/Listing-Prices-1-744x1536.png 744w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/10\/Listing-Prices-1-992x2048.png 992w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/10\/Listing-Prices-1.png 600w\" sizes=\"auto, (max-width: 496px) 100vw, 496px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Homes are Selling Under the Asking Price Across the GTA<\/h2>\n\n\n\n<p>Homes are selling below what they\u2019re being listed for in each of the cities analyzed. <a href=\"https:\/\/www.zoocasa.com\/king-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">King<\/a>, generally the most expensive area in the GTA, has an average listing price of $3,200,591, while homes are selling for $2,052,470 &#8211; a 35.87% difference.&nbsp;<\/p>\n\n\n\n<p>The city with the greatest difference in listing and selling price is <a href=\"https:\/\/www.zoocasa.com\/halton-hills-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Halton Hills<\/a>. Homes in the area are selling for $1,083,709, 42.94% below the list price of $1,899,398. <a href=\"https:\/\/www.zoocasa.com\/caledon-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Caledon<\/a> has the second greatest difference, with the average sale price at $1,363,853, 42.12% lower than the average listing price of $2,356,199.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/toronto-houses-under-1000000\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Updated: Cheapest Toronto Homes Currently Listed for Sale Under $1,000,000<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p>The city with the smallest difference between listing and selling price is <a href=\"https:\/\/www.zoocasa.com\/orangeville-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Orangeville.<\/a> The average listing price is currently $908,292, while homes are selling for an average of $816,626, with a difference of just 10.09%. It\u2019s the second most affordable city on our list, with the most affordable, <a href=\"https:\/\/www.zoocasa.com\/oshawa-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Oshawa<\/a>, having an average price of $756,906, 13.60% lower than the average list price of $876,004.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Sellers Struggling With Markets Heavily Favouring Buyers<\/h2>\n\n\n\n<p>Sellers are having a tough time at the moment and that\u2019s reflected across the GTA. The sales-to-new-listings-ratio (SNLR) in almost all the cities we covered sits either in balanced (40-60%) or buyers\u2019 (0-39%) territory. Currently, there are 15 markets that benefit buyers, while 16 of them are in a balanced state. The only city where market conditions favour sellers is <a href=\"https:\/\/www.zoocasa.com\/scugog-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Scugog<\/a>, where the SNLR is 64%.
