Home prices levelled out, inventory inched upward, and buyer hesitancy returned to soften sales. Now that summer is almost to an end, what might we see happen in the fall market? Here are the 5 market predictions our real estate experts have their eyes on:<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">Investors and Buyers to Jump Back Into the Market<\/h1>\n\n\n\n<p>Following the spring rebound, national sales began cooling off in July, declining by 0.7% from June, and gave new listings a chance to return to healthier levels. Seasonality can somewhat predict the rate of activity in the real estate market and the two hottest seasons tend to be early spring and early fall.&nbsp;<\/p>\n\n\n\n<p><strong><em>Enjoying our content? Subscribe to our free<\/em><\/strong><a href=\"http:\/\/zoocasa.com\/newsletter\" target=\"_blank\" rel=\"noreferrer noopener\"><strong><em> weekly newsletter<\/em><\/strong><\/a><strong><em> to get real estate market insights, news, and reports straight to your inbox.<\/em><\/strong><\/p>\n\n\n\n<p>\u201cMost people put their homebuying plans on hold in the summer, but buyers &#8211; both investors and homebuyers &#8211; will be back from the summer hiatus with renewed energy and focus,\u201d said Lauren Haw, Zoocasa Broker of Record &amp; Industry Relations Officer.&nbsp;<\/p>\n\n\n\n<p>With that being said, sales activity for this summer has surpassed last year in most major markets including <a href=\"https:\/\/www.zoocasa.com\/vancouver-bc-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Greater Vancouver<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Greater Toronto<\/a>, <a href=\"https:\/\/www.zoocasa.com\/calgary-ab-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Calgary<\/a>, and <a href=\"https:\/\/www.zoocasa.com\/hamilton-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Hamilton-Burlington<\/a>. So although activity has slowed, it is still an an improvement from 2022 and an indication that interest rate hikes are not deterring motivated buyers.&nbsp;<\/p>\n\n\n<div style=\"min-height:377px\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/6pZ8T\/embed.js?v=3\" charset=\"utf-8\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/6pZ8T\/full.png\" alt=\"\" \/><\/noscript><\/div>\n\n\n<div style=\"min-height:400px\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/wXON2\/embed.js?v=1\" charset=\"utf-8\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/wXON2\/full.png\" alt=\"\" \/><\/noscript><\/div>\n\n\n\n<h1 class=\"wp-block-heading\">Sellers Playing a Waiting Game<\/h1>\n\n\n\n<p>While buyers are expected to be reanimated in the fall, it&#8217;s unlikely that sellers will be matching that energy. \u201cSellers, afraid of the rate rise and quiet media over the summer, will wait through September to see what prices do before deciding to list or not,\u201d said Haw.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/down-payment-for-house-apartment-across-canada-aug-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>The Down Payment You\u2019ll Need to Buy a Detached House or Apartment Across Canada<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p>The Online News Act, or Bill C-18, will start having a more significant effect on the media this fall as Canadian news content will be blocked from platforms such as Facebook and Instagram, limiting the ways Canadians receive information. Correspondingly, real estate news will not be as readily available for consumers with questions or concerns about the market, leading to hesitancy and caution among sellers.&nbsp;<\/p>\n\n\n\n<p>\u201cIf the demand is there, sellers will list, but not until they see renewed interest,\u201d added Haw.&nbsp;<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">No Immediate Improvement for Low Inventory&nbsp;<\/h1>\n\n\n\n<p>New listings in July 2023 started to catch up or surpass 2022 levels in many major markets, but it will be a while before inventory issues completely disappear. Rising immigration coupled with increased international student enrolment is especially straining the affordable housing supply in post-secondary cities such as <a href=\"https:\/\/www.zoocasa.com\/guelph-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Guelph<\/a>, <a href=\"https:\/\/www.zoocasa.com\/kitchener-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Kitchener-Waterloo<\/a>, and <a href=\"https:\/\/www.zoocasa.com\/kingston-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Kingston<\/a>. A recent <a href=\"https:\/\/conestogastudents.com\/wp-content\/uploads\/2022\/05\/Addressing-and-Supporting-the-Student-Housing-Experience-Report-to-Students.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">90-page report<\/a> published by the student association representing Kitchener-based post-secondary institution Conestoga College cited the absence of reliable housing as one of the key concerns for students at the college. Continued demand is in effect keeping prices elevated, and according to Rentals.ca, the average rent in Canada reached a new high of $2,078 in July 2023.&nbsp;<\/p>\n\n\n\n<p>Active sellers are one ingredient needed to help push supply upwards and that relief may come later in the fall. \u201cThis continued, historically low supply of homes will keep prices buoyant enough to give some sellers confidence, with new listings likely to peak in October,\u201d said Haw.&nbsp;<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">Rate Hikes to Impact Condo Supply and Prices<\/h1>\n\n\n\n<p>Against the backdrop of rising rents and increased mortgage payments, the popularity of condos is noticeably growing. According to the Toronto Regional Real Estate Board, <a href=\"https:\/\/www.zoocasa.com\/blog\/trreb-july-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\">condo apartments<\/a> in <a href=\"https:\/\/www.zoocasa.com\/mississauga-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Toronto Region<\/a> were the only property type to experience a month-over-month increase in price in July, rising by 3.42%, and at the same time sales increased year-over-year by 26% &#8211; the largest increase among all property types.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/toronto-condos-less-than-average-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Discover Affordable Toronto Condo Options: Where to Buy Below Average Prices<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p>Despite strong demand, high interest rates are putting investors in a difficult situation. \u201cCondo investors continue to have a hard time covering carrying costs and they\u2019re not making a profit, which is leading many to sell their investment properties,\u201d explained Haw. \u201cIn turn, we can expect continued inventory growth which will put downward pressure on prices.\u201d<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">Slowdown in Pre-Construction Industry<\/h1>\n\n\n\n<p>It\u2019s not only the condo segment that&#8217;s struggling with high interest rates; the pre-construction industry is taking a hit as pre-con buyers are seeing values drop resulting in firesales &#8211; that is selling units at significantly lower prices usually due to financial distress. According to the <a href=\"https:\/\/www.chba.ca\/\" target=\"_blank\" rel=\"noreferrer noopener\">Canadian Home Builders\u2019 Association<\/a>, 22% of Canadian homebuilders cancelled projects in the second quarter of 2023. As borrowing rates have continued to rise since then, it\u2019s likely this figure will continue to increase.&nbsp;<\/p>\n\n\n\n<p>\u201cPre-con buyers are walking away from deposits and taking losses so as to avoid closing. Some are simply handing the units back to the builders and the builders are reselling them at a discount,\u201d said Haw.
