Subscribe to our free&nbsp;<\/em><\/strong><a href=\"http:\/\/zoocasa.com\/newsletter\" target=\"_blank\" rel=\"noreferrer noopener\"><strong><em>weekly newsletter<\/em><\/strong><\/a><strong><em>&nbsp;to get real estate market insights, news, and reports straight to your inbox.<\/em><\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To find out where buyers and sellers currently have the greatest advantages, Zoocasa analyzed market competition across 34 cities and regions in Ontario by comparing July sales and new listing data for each city. This data was then used to determine the sales-to-new-listings ratio (SNLR) for the month, calculated by dividing the total sales by the number of new listings in each region. The SNLR is used to effectively show the level of demand and supply in each area, and help identify how much competition local buyers face with regard to supply. The SNLR can be broken down into three percentage parameters:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>An SNLR under 40% suggests a <strong>buyer\u2019s market<\/strong>: where new listings outweigh and buyers have more options<\/li>\n\n\n\n<li>An SNLR between 40% and 60% is a<strong> balanced market<\/strong>: where demand and supply are balanced<\/li>\n\n\n\n<li>AN SNLR over 60% means a <strong>seller\u2019s market<\/strong>: where demand outpaces supply, benefiting sellers<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.zoocasa.com\/blog\/toronto-condos-less-than-average-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Discover Affordable Toronto Condo Options: Where to Buy Below Average Prices<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"1953\" src=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-200-4.png\" alt=\"\" class=\"wp-image-23449\" srcset=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-200-4.png 600w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-200-4-92x300.png 92w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-200-4-315x1024.png 315w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-200-4-768x2500.png 768w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-200-4-472x1536.png 472w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-200-4-629x2048.png 629w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">The Slower Summer Pace is Allowing Supply to Rebuild and Markets to Balance&nbsp;<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">23 of the markets analyzed sit in a balanced state. This means that although inventory is tight in many of these markets, demand and supply are relatively balanced, however, it does not take into account the sideline buyers that are on the fence. Many of these markets have shifted from the sellers\u2019 market in the last year. <a href=\"https:\/\/www.zoocasa.com\/north-bay-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">North Bay<\/a> has had the greatest SNLR percentage drop, falling from a sellers\u2019 market (73%) to a balanced one (57%). While sales figures in the region have remained relatively stable, there have been 31.6% more homes listed on the market compared to July of last year.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Many other markets have shown declines from favouring sellers to a more balanced state. <a href=\"https:\/\/www.zoocasa.com\/newmarket-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Oakville<\/a>, <a href=\"https:\/\/www.zoocasa.com\/newmarket-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Newmarket<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Toronto<\/a>, <a href=\"https:\/\/www.zoocasa.com\/mississauga-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Mississauga<\/a>, <a href=\"https:\/\/www.zoocasa.com\/pickering-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Pickering<\/a> and <a href=\"https:\/\/www.zoocasa.com\/oshawa-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Oshawa<\/a> have all shifted into balanced territory from last year. In each of these GTA markets except Mississauga, prices have also declined in the last month. The recent interest rate hikes have cooled the market somewhat, leading to the decline in SNLR in each.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While markets could become more favourable for potential buyers in the future, only one Ontario market favours those looking for a home right now. Those looking for an affordable option may want to try <a href=\"https:\/\/www.zoocasa.com\/niagara-falls-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Niagara Falls<\/a>. The SNLR in the region is just 39%, with enough homes coming to market to satiate demand, while the average price is a comparably affordable $662,200.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/median-income-affordability-july-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Here\u2019s What Canadians Earning the Median Income Can Afford to Buy Across Canada<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">It\u2019s Still a Great Time to Sell, Especially in Prime GTA Markets<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">There are still a few cities in the province where demand is outpacing availability. Three of those cities have home prices below the national average of $668,754. <a href=\"https:\/\/www.zoocasa.com\/sault-ste-marie-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Sault Ste. Marie<\/a>, <a href=\"https:\/\/www.zoocasa.com\/thunder-bay-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Thunder Bay<\/a> and <a href=\"https:\/\/www.zoocasa.com\/greater-sudbury-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Sudbury<\/a> are all vastly more affordable markets compared to the national average, with the most expensive of those, Sudbury, having an average home price of $473,235. Sault Ste. Marie\u2019s SNLR is 63%, while Thunder Bay sits at 71% and Sudbury at 69%. As homes are more affordable in these cities, demand is likely to continue even in the face of rate hikes and higher mortgage costs, meaning these markets continue to favour the seller.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On the more expensive end, sellers still have the upper hand in <a href=\"https:\/\/www.zoocasa.com\/markham-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Markham<\/a>, <a href=\"https:\/\/www.zoocasa.com\/aurora-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Aurora<\/a>, <a href=\"https:\/\/www.zoocasa.com\/burlington-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Burlington<\/a>, <a href=\"https:\/\/www.zoocasa.com\/whitby-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Whitby<\/a> and <a href=\"https:\/\/www.zoocasa.com\/ajax-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Ajax<\/a>, where homes cost at least $1,000,000.
