That was the case in July, as the Canadian Real Estate Association (CREA) reported a 17.9% month-over-month drop in national sales but an 8.7% year-over-year increase. With sales activity slowing, inventory now has a chance to build up.\u00a0<\/p>\n\n\n\n<p><strong><em>Enjoying our content? This has been giving buyers more choice and balancing the market, which as of July was also slowing the rate of price growth,\u201d said Larry Cerqua, Chair of CREA.&nbsp;<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">Month-Over-Month Sales Plunging in All Major Markets<\/h1>\n\n\n\n<p>The effect of the Bank of Canada\u2019s <a href=\"https:\/\/www.zoocasa.com\/blog\/boc-july-interest-rate-hike\/\" target=\"_blank\" rel=\"noreferrer noopener\">July interest rate hike<\/a> can now be seen in decreasing sales numbers as buyers grow more hesitant to enter the market. The largest month-over-month decrease in sales among major markets was found in the <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Greater Toronto Area<\/a>, which experienced a 29.8% drop, followed by <a href=\"https:\/\/www.zoocasa.com\/hamilton-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Hamilton-Burlington<\/a> which dropped by 25.1% and <a href=\"https:\/\/www.zoocasa.com\/ottawa-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Ottawa<\/a> by 24%.&nbsp;<\/p>\n\n\n\n<p>Year-over-year sales activity looks less bleak with most markets experiencing a more than 10% increase. Notably, <a href=\"https:\/\/www.zoocasa.com\/fraser-valley-c-bc-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Fraser Valley<\/a> and <a href=\"https:\/\/www.zoocasa.com\/vancouver-bc-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Greater Vancouver<\/a> experienced a 38.9% and 28.9% year-over-year increase in sales. Seasonality affects market activity and a slowdown in sales is to be expected in the peak summer months when Canadians are on vacation. <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/trreb-july-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>The Summer Stall: Toronto Region Activity Slows in July as Lack of Listings Persist<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p>The overall drop in sales is giving the housing supply a boost with year-over-year listings up significantly for the first time in several months. Fraser Valley and Greater Vancouver\u2019s new listings were up year-over-year by an impressive 17.5% and 17% respectively, while the GTA was not far behind with a 13.8% bump. Other markets experiencing an increase in annual new listings included <a href=\"https:\/\/www.zoocasa.com\/victoria-bc-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Victoria<\/a>, Calgary, Hamilton-Burlington, Kitchener-Waterloo and <a href=\"https:\/\/www.zoocasa.com\/niagara-falls-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Niagara Region<\/a>.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"832\" src=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-91-2.png\" alt=\"\" class=\"wp-image-23392\" srcset=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-91-2.png 600w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-91-2-216x300.png 216w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-91-2-739x1024.png 739w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-91-2-768x1065.png 768w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Frame-91-2-1108x1536.png 1108w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/figure>\n\n\n\n<h1 class=\"wp-block-heading\">Some Markets Still Experiencing Price Growth&nbsp;<\/h1>\n\n\n\n<p>As demand and competition are slowing, price growth is expected to slow as well. The national average home price dropped by 0.4% from $760,600 in June to $757,300 in July. <a href=\"https:\/\/www.zoocasa.com\/london-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">London-St.Thomas<\/a>, Quebec City and <a href=\"https:\/\/www.zoocasa.com\/kitchener-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Kitchener-Waterloo<\/a> all experienced month-over-month price declines of more than 1.5%, while the GTA declined modestly by 0.9%.
