Despite condos being the only property type to see a price increase last month, they\u2019re still vastly more affordable than other options with an average price of $753,520.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/renting-vs-buying-july-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Renting vs. Buying: Decoding Affordability in the GTA Right Now<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">In order to find out where buyers may be able to find a condo apartment for less than the average price, we analyzed each Toronto neighbourhood to find out where prospective buyers would get the most bang for their buck in the city.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"426\" height=\"1024\" src=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-6-426x1024.png\" alt=\"\" class=\"wp-image-23382\" srcset=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-6-426x1024.png 426w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-6-125x300.png 125w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-6-768x1847.png 768w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-6-639x1536.png 639w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-6-852x2048.png 852w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-6.png 600w\" sizes=\"auto, (max-width: 426px) 100vw, 426px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Good News for Buyers: 23 Neighbourhoods are Hovering Below the Average Price<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">With all the doom and gloom news about house prices, it may be surprising to learn that there are plenty of options for condos below the average price. The eastern and western side of Toronto are vastly more affordable while the central part of the city appears to be the most expensive. 23 neighbourhoods have condo prices with an average below that of the city total.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The most affordable neighbourhood is E10 (<a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/west-hill\/houses\" target=\"_blank\" rel=\"noreferrer noopener\">West Hill<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/centennial-scarborough\" target=\"_blank\" rel=\"noreferrer noopener\">Centennial Scarborough<\/a>), where the average price of a condo is $462,167, nearly $300,000 more affordable than the Toronto average. The only other neighbourhood below $500,000 is E11 (<a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/malvern\" target=\"_blank\" rel=\"noreferrer noopener\">Malvern<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/rouge\" target=\"_blank\" rel=\"noreferrer noopener\">Rouge<\/a>), where the average price is $491,173, just over $260,000 cheaper than the average in Toronto.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/median-detached-homes-july-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Toronto Living: Neighbourhoods Where Median Detached House Prices are Under $1,000,000<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Many of the Most Sought Markets are Well Above the Average Price<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In terms of neighbourhoods more expensive than the average, there are 12 neighbourhoods where the average condo price is higher than the Toronto average. Of those 12, the most expensive is C09 (<a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/rosedale\" target=\"_blank\" rel=\"noreferrer noopener\">Rosedale<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/moore-park\" target=\"_blank\" rel=\"noreferrer noopener\">Moore Park<\/a>), where the average price of a condo is currently&nbsp; $2,303,200, over $1,500,000 higher than the city average. In C12 (<a href=\"https:\/\/www.zoocasa.com\/york-mills-toronto-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">York Mills<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/bridle-path\" target=\"_blank\" rel=\"noreferrer noopener\">Bridle Path<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/hoggs-hollow\" target=\"_blank\" rel=\"noreferrer noopener\">Hoggs Hollow<\/a>), the average price is a staggering $1,500,000 higher than Toronto\u2019s average, with a condo costing an average of $2,270,000.
