In July, the average price of a home in Toronto dropped 5% month-over-month to $1,118,374.<\/p>\n\n\n\n<p><strong><em>Enjoying our content? This is still, however, a high price for a home, with some prospective buyers either unwilling to get into the market at that price point or <a href=\"https:\/\/www.zoocasa.com\/blog\/median-income-affordability-july-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\">simply unable.<\/a><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/trreb-july-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>The Summer Stall: Toronto Region Activity Slows in July as Lack of Listings Persist&nbsp;<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p>So, which Toronto neighbourhoods are the most affordable for those with their hearts set on a\u00a0detached home? Zoocasa analyzed Toronto neighbourhoods to learn where a prospective buyer could find a detached home for less than $1,000,000 by comparing the median detached home price in each neighbourhood. We also calculated the minimum downpayment required for each.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"1537\" src=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-3.png\" alt=\"\" class=\"wp-image-23278\" srcset=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-3.png 600w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-3-117x300.png 117w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-3-400x1024.png 400w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-3-768x1968.png 768w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/08\/Template-3-799x2048.png 799w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">There are Only Two Neighbourhoods With Median Prices Below $1,000,000\u00a0<\/h2>\n\n\n\n<p>When we <a href=\"https:\/\/www.zoocasa.com\/blog\/toronto-detached-under-one-million-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\">last analyzed median prices<\/a>, there were only two neighbourhoods where the median price of a detached home was less than $1,000,000. While our findings were the same this time around, the neighbourhoods in question have changed. E06 (<a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/oakridge\/houses\" target=\"_blank\" rel=\"noreferrer noopener\">Oakridge,<\/a><a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/birchcliff\/houses\" target=\"_blank\" rel=\"noreferrer noopener\"> Birchcliffe-Cliffside<\/a>) and E09 (<a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/morningside\" target=\"_blank\" rel=\"noreferrer noopener\">Morningside<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/woburn\/houses\" target=\"_blank\" rel=\"noreferrer noopener\">Woburn<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/bendale\/houses\" target=\"_blank\" rel=\"noreferrer noopener\">Bendale<\/a>) are the only neighbourhoods where median detached home prices are below the million dollar mark. The downpayment in both of these neighbourhoods is significantly lower than anything above the million-dollar mark, the largest of the two being $74,000.\u00a0<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/ontario-most-competitive-july-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Ontario\u2019s Most Competitive Real Estate Markets: Where Are Houses Selling the Fastest?<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p>26 neighbourhoods currently sit between $1,000,000 and $2,000,000. The lowest is W03\u00a0 (<a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/rexdale\" target=\"_blank\" rel=\"noreferrer noopener\">Rexdale-Kipling<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/west-humber-clairville\" target=\"_blank\" rel=\"noreferrer noopener\">West Humber-Claireville<\/a>) where the median price is $1,042,500. A down payment on a home at this price would cost $208,500, $134,500 higher than E09. However, due to it\u2019s proximity to the $1,000,000 threshold, it\u2019s possible you\u2019ll be able to find a home under that and avoid the additional 12.5% on the down payment.\u00a0<\/p>\n\n\n\n<p>On the other end of the scale, there are more neighbourhoods where the median is over $2,000,000 than there were at the start of the year. Seven neighbourhoods in Toronto now have higher detached home prices compared to the five in January. C12 (<a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/york-mills\" target=\"_blank\" rel=\"noreferrer noopener\">York Mills<\/a>, <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/bridle-path\" target=\"_blank\" rel=\"noreferrer noopener\">Bridle Path<\/a> and <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/hoggs-hollow\" target=\"_blank\" rel=\"noreferrer noopener\">Hoggs Hollow<\/a>) is the most expensive neighbourhood, where the median price of a home is $4,275,000, over $2,000,000 higher than it was in January and over $700,000 higher than the greatest <a href=\"https:\/\/www.zoocasa.com\/blog\/creb-july-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\">median income that month<\/a>.&nbsp;<\/p>\n\n\n\n<p>C12 is also the neighbourhood that has had the greatest price increase in that time. Conversely, C09 (<a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/rosedale\" target=\"_blank\" rel=\"noreferrer noopener\">Rosedale<\/a> and <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\/moore-park\" target=\"_blank\" rel=\"noreferrer noopener\">Moore Park<\/a>), while only dropping to the second most expensive, has had the greatest decline in median price, falling by $450,000.<\/p>\n\n\n\n<p>Interested in a detached home in Toronto?
