When you’re buying a new home there are so many things to think about. But what are the most important factors to consider to ensure that you find just the right house?<\/p>\n

Got professionals working for you? <\/b>To help you in making the best decisions, locking down all the details and for all the little things you haven’t even thought of, it’s important to have a team working for you. This can include: your mortgage provider, real estate lawyer, home inspector, appraiser and insurance broker, etc.<\/p>\n

Move-in ready or fixer-upper?<\/b> Resale home or new? As you start going to property viewings, you’ll be able to decide if you’d prefer a new build with a more modern layout as well as be able to choose the flooring, finishes, etc you want. Or, are you budgeted for an older home with a kitchen that you can renovate? Envision the perfect surroundings and what works for your time and lifestyle. <\/p>\n

Which features are must-haves?<\/b> Sometimes it’s the stage of life you’re in that determines what you need. Are you a growing family that needs more bedrooms and bathrooms? Are you down-sizing but want a luxury spa master bedroom? Make a list of the home features that are a must and those little extra perks too that you wouldn’t mind (man-cave anyone?) <\/p>\n

Map your life in the new ‘hood<\/b> Are you a city slicker or yearn for lots of greenery or open spaces? It’s important that your new community fits your lifestyle as much as the house will. What is your week and weekend like? How long do you want to drive to work or is public transportation a must? Is walk-ability? Do you need a gym, yoga studio, daycare, good restaurants or farmer’s markets nearby? Consider the neighbourhood features and amenities that are most important to you.<\/p>\n

Location, Location, Location<\/b> It’s an old adage but still true that location is so important it is<\/i> the top three of things for you to consider. It may be a bit of an overstatement but when it comes to potential resale value and meshing with your lifestyle, location should be top of mind as you conduct your home search. \u00a0 <\/p>\n
