Subscribe to our free<\/em><\/strong><a href=\"http:\/\/zoocasa.com\/newsletter\" target=\"_blank\" rel=\"noreferrer noopener\"><strong><em> weekly newsletter<\/em><\/strong><\/a><strong><em> to get real estate market insights, news, and reports straight to your inbox.<\/em><\/strong><\/p>\n\n\n\n<p>In order to find where the most affordable areas are in Ontario, Zoocasa compared the average home prices in May 2023 in 28 cities across Ontario and calculated the average monthly mortgage payment required for a home bought at the average price in each city.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"1090\" src=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/07\/Frame-92-2.png\" alt=\"\" class=\"wp-image-22892\" srcset=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/07\/Frame-92-2.png 600w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/07\/Frame-92-2-165x300.png 165w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/07\/Frame-92-2-564x1024.png 564w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/07\/Frame-92-2-768x1395.png 768w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/07\/Frame-92-2-845x1536.png 845w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/figure>\n\n\n\n<h1 class=\"wp-block-heading\">Look North for Affordable Homes<\/h1>\n\n\n\n<p>In May 2023, the average home price in all of Ontario was $922,700 according to data from the Canadian Real Estate Association, and of the 28 cities analyzed, nearly all are below that number, showcasing how much of an impact the GTA real estate market has on influencing average prices. Not surprisingly, if you want to escape from these sky-high prices you\u2019ll have to move out of the GTA and into more northern or eastern regions.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/trreb-june-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Toronto\u2019s Summer Market Off to a Competitive Start Amid Dwindling Supply: TRREB<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p><a href=\"https:\/\/www.zoocasa.com\/sault-ste-marie-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Sault Ste. Marie<\/a> had the lowest average home price in all of Ontario at $287,600, a more than $100,000 difference from <a href=\"https:\/\/www.zoocasa.com\/north-bay-on-real-estate\">North Bay<\/a>, the second most affordable city, and more than $600,000 cheaper than the provincial average. Even outside of Ontario, few cities have average home prices below $300,000, which makes Sault Ste. Marie stand out for its affordability. Based on the average home price, a homeowner in Sault Ste. Marie can expect to pay around $1,330 per month in mortgage payments &#8211; cheaper than <a href=\"https:\/\/www.zoocasa.com\/blog\/rent-vs-mortgage-2023-canada\/\" target=\"_blank\" rel=\"noreferrer noopener\">average monthly rent payments<\/a> in most cities.&nbsp;<\/p>\n\n\n\n<p>With an average home price of $409,300 in May 2023, North Bay came in second for affordability. Of the five most affordable cities, North Bay also had the largest price drop from last year with the average home price decreasing by 10.1% from May 2022. The average monthly mortgage payment would be $1,893 for a home at the average price.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/10-family-friendly-neighborhoods-canada\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>10 Family-Friendly Neighborhoods in Canada: The Perfect Places to Raise Your Kids<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p><a href=\"https:\/\/www.zoocasa.com\/search\" target=\"_blank\" rel=\"noreferrer noopener\">Sudbury<\/a> is another affordable option for homebuyers who value both urban and rural living. The average home price in May 2023 was $451,000 and the average monthly mortgage payment totals $2,086.
