Residential property tax rates are based on an assessment of the home\u2019s value and the residential property tax rate set by the local municipality. Those looking to buy a home in various cities need to be aware of how the local tax rate will impact their overall housing affordability. So where in Canada can residents save on property taxes?&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We compiled a list of 25 cities across Canada and their property tax rates for 2023 and calculated the amount of property taxes a resident would pay on a home at the average price, $500,000, and $1,000,000.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"1473\" src=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/06\/Frame-88-2.png\" alt=\"\" class=\"wp-image-22472\" srcset=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/06\/Frame-88-2.png 600w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/06\/Frame-88-2-122x300.png 122w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/06\/Frame-88-2-417x1024.png 417w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/06\/Frame-88-2-768x1886.png 768w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/06\/Frame-88-2-626x1536.png 626w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/06\/Frame-88-2-834x2048.png 834w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Top 4 Cities with the Lowest Property Tax Rates Are in British Columbia<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">If you\u2019re looking to save on property taxes, head out West; <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/vancouver-bc-real-estate\" target=\"_blank\">Vancouver<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/abbotsford-bc-real-estate\" target=\"_blank\">Abbotsford<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/kelowna-bc-real-estate\" target=\"_blank\">Kelowna<\/a> and <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/victoria-bc-real-estate\" target=\"_blank\">Victoria<\/a> all have property tax rates under 0.5% and are significantly lower than other major cities. Even with an average home price of $1,188,000, Vancouver homeowners would only have to pay $3,303 in property taxes annually. This is in contrast to <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Toronto<\/a> residents, who would pay over double that amount at $7,969 for a similarly priced home.\u00a0<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/down-payment-saving-tips\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>5 Tips for Saving for a Down Payment While Renting<\/strong><\/a><\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.zoocasa.com\/search\" target=\"_blank\" rel=\"noreferrer noopener\">Montreal<\/a> rounds out the top five with a low property tax rate of 0.5305%, and with an average home price of $519,200, homeowners would pay only $2,754 in property taxes &#8211; the lowest amount on our list for a home at average price. The second-lowest property tax bill for a home at average price goes to <a href=\"https:\/\/www.zoocasa.com\/st-john-s-nl-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">St. John\u2019s<\/a>, where homeowners would pay $2,997 on a $280,400 home.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Prairies and Atlantic Coast Have the Highest Property Tax Rates<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Despite having an average home price less than half of Vancouver and Toronto, Winnipeg has a property tax rate that far exceeds all other cities. With a tax rate of 2.6439%, homeowners in <a href=\"https:\/\/www.zoocasa.com\/winnipeg-mb-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Winnipeg<\/a> can expect to pay $9,111 in taxes on an average-priced home of $344,600. That\u2019s more than double what homeowners in <a href=\"https:\/\/www.zoocasa.com\/edmonton-ab-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Edmonton<\/a>, Quebec, <a href=\"https:\/\/www.zoocasa.com\/calgary-ab-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Calgary<\/a>, Victoria and Kelowna pay on a home at average price.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/sault-ste-marie-on-real-estate\" target=\"_blank\">Sault Ste. Marie<\/a> has the second-highest property tax rate at 1.720655%, meaning homeowners would pay $4,759 on an average-priced home of $276,600. <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/charlottetown-pe-real-estate\" target=\"_blank\">Charlottetown<\/a> and <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/saint-john-nb-real-estate\" target=\"_blank\">Saint John<\/a> follow with similarly high rates of 1.67% and 1.62% respectively, though with average home prices below $350,000, residents can expect to pay less on an average-priced home than those in most of Ontario.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/discovering-prince-edward-island\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Discovering the Best of Prince Edward Island: Top Towns, Restaurants, and Activities for Your Summer Road Trip<\/strong><\/a><\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">In fact, the city with the largest property tax bill on a home at average price is <a href=\"https:\/\/www.zoocasa.com\/guelph-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Guelph<\/a>.
