However, before breaking out the champagne there are a few expenses that need to be paid for first.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These closing costs must be paid upfront in cash and include the down payment, PST on your mortgage loan insurance premium, land transfer tax, legal fees, title insurance and other miscellaneous costs.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><em>Enjoying our content? Calculations assume the minimum down payment is made (and includes the initial deposit amount), that all land transfer tax (LTT) rebates for first-time home buyers have been applied, and that mortgage default insurance costs have been rolled into the mortgage, and hence do not need to be paid on closing day.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How Much Will Buyers Pay on Closing Day Across Ontario?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Home buyers in <a href=\"https:\/\/www.zoocasa.com\/oakville-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Oakville<\/a> can expect to pay the largest amount on closing day, though this is not surprising as Oakville has one of the highest average home prices in all of Ontario at $1,571,254 &#8211; more than twice the national average of $686,371. That requires a down payment of $314,251 and a final closing bill of $340,151.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/gta-prices-vs-income-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>GTA Home Prices vs. Income: How Do Your Earnings Compare?&nbsp;<\/strong><\/a><\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The next three spots on our list come from York Region, with <a href=\"https:\/\/www.zoocasa.com\/richmond-hill-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Richmond Hill<\/a> being the second-most expensive market, <a href=\"https:\/\/www.zoocasa.com\/vaughan-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Vaughan<\/a> the third, and <a href=\"https:\/\/www.zoocasa.com\/markham-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Markham<\/a> the fourth. These York Region cities all have minimum down payments above $260,000 and closing bills above $280,000.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Buyers looking for affordability will have to head out of the <a href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Greater Toronto Area<\/a> and into smaller cities like <a href=\"https:\/\/www.zoocasa.com\/guelph-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Guelph<\/a>, <a href=\"https:\/\/www.zoocasa.com\/barrie-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Barrie<\/a>, <a href=\"https:\/\/www.zoocasa.com\/st-catharines-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">St. Catharines<\/a> and <a href=\"https:\/\/www.zoocasa.com\/kingston-on-real-estate\" target=\"_blank\" rel=\"noreferrer noopener\">Kingston<\/a>, which all have average home prices below the Ontario average of $884,700. Though even among these cities there exists quite a big gap in expenses. Guelph\u2019s average home price of $808,200 will require a closing day bill of $68,867, while Kingston\u2019s average home price of $525,100 only requires a closing day bill of $34,079.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/buyers-sellers-markets-canada-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>The Hottest Buyers\u2019 and Sellers\u2019 Markets in Canada for Spring 2023<\/strong><\/a><\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">For maximum affordability, look to Northern Ontario where home prices are significantly lower. <a href=\"https:\/\/www.zoocasa.com\/search\" target=\"_blank\" rel=\"noreferrer noopener\">Sudbury<\/a> is the second most affordable market on our list, with an average home price of $423,400 and a final closing bill of $25,400. <a href=\"https:\/\/www.zoocasa.com\/search\" target=\"_blank\" rel=\"noreferrer noopener\">Sault Ste. Marie<\/a> has the smallest closing day costs for first-time home buyers with an average home price of $274,100 and a final closing bill of $16,538 &#8211; more than $60,000 cheaper than the provincial final closing bill.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Check out the infographic below to see how estimated closing costs range across Ontario for first-time home buyers if they were purchasing the average-priced home in each city.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"1425\" src=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Frame-76-2.png\" alt=\"\" class=\"wp-image-21933\" srcset=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Frame-76-2.png 600w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Frame-76-2-126x300.png 126w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Frame-76-2-431x1024.png 431w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Frame-76-2-768x1824.png 768w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Frame-76-2-647x1536.png 647w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Frame-76-2-862x2048.png 862w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\">Methodology<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Average home prices for March 2023 were sourced from each city\u2019s regional real estate board or the Canadian Real Estate Association.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The minimum down payment is due on closing day and is calculated as follows:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Purchase price of $500,000 or less: 5% of the purchase price<\/li><li>Purchase price of $500,000 to $999,999: 5% of the first $500,000 of the purchase price, 10% for the portion of the purchase price above $500,000<\/li><li>Purchase price of $1 million or more: 20% of the purchase price<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The mortgage loan insurance premium can be paid on closing day, or added to the home\u2019s mortgage amount. The mortgage insurance premium for a loan based on a 5% down payment (i.e. loan-to-value ratio of 95%) is 4% of the total loan, i.e. 4% x (home value \u2013 down payment).<br><br>The PST on the mortgage insurance premium in Ontario is 8% and is due on closing day.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ontario land transfer tax (LTT), excluding the rebate for first-time home buyers of up to $4,000, is calculated as:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Amounts up to and including $55,000: 0.5%&nbsp;<\/li><li>Amounts from $55,000.01 to $250,000: 1.0%&nbsp;<\/li><li>Amounts from $250,000.01 to $400,000: 1.5%&nbsp;<\/li><li>Amounts from $400,000.01 to $2,000,000: 2.0%&nbsp;<\/li><li>Amounts over $2,000,000: 2.5%<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Eligible first-time buyers in Ontario can receive a LTT rebate of up to $4,000.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Home buyers in the City of Toronto are also subject to a Municipal Land Transfer Tax (MLTT). Rates follow the same structure as the Ontario LTT.
