In that time, wages have not risen at the same pace. The question is, are Canadian homes still affordable, and how much do you need to be earning to buy one?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><em>Enjoying our content? Affordability was gauged by determining how much income was needed to afford a home at the benchmark price which is reflected in the income groups in the infographic below.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Read: <\/strong><a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/blog\/below-average-home-prices-canada\/\" target=\"_blank\"><strong>Canadian Regions With Below-Average Home Prices<\/strong><\/a><\/li><\/ul>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"1579\" src=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Group-248-5.png\" alt=\"\" class=\"wp-image-21627\" srcset=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Group-248-5.png 600w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Group-248-5-114x300.png 114w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Group-248-5-389x1024.png 389w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Group-248-5-768x2021.png 768w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Group-248-5-584x1536.png 584w, https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2023\/04\/Group-248-5-778x2048.png 778w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Detached Affordability is Greatest in the Prairies and the East Coast<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The data shows that homes in the Prairies and on the East Coast are more affordable than in Ontario or British Columbia. Buyers would need to be in the top 1% of earners to afford a single-family home in <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/vancouver-bc-real-estate\" target=\"_blank\">Vancouver<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\" target=\"_blank\">Toronto<\/a> and <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/victoria-bc-real-estate\" target=\"_blank\">Victoria<\/a>. An income of $280,125 is required to afford a home at the benchmark price of $1,811,900 in Vancouver. However, at the other end of the scale, buyers in Montreal, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/edmonton-ab-real-estate\" target=\"_blank\">Edmonton<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/winnipeg-mb-real-estate\" target=\"_blank\">Winnipeg<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/saskatoon-sk-real-estate\" target=\"_blank\">Saskatoon<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/regina-sk-real-estate\" target=\"_blank\">Regina<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/st-john-s-nl-real-estate\" target=\"_blank\">St John\u2019s<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/halifax-ns-real-estate\" target=\"_blank\">Halifax<\/a> and <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/saint-john-nb-real-estate\" target=\"_blank\">Saint John<\/a> would need to be in the top 10% of earners.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Read: <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/blog\/spring-market-housing-predictions-2023\/\" target=\"_blank\">Spring Real Estate Predictions for Canadian Homebuyers<\/a><\/strong><\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The townhouse chart tells a similar story. A prospective buyer would need to be in the top 50% of earners to buy a home in Edmonton, Regina or St John\u2019s, but a buyer in Vancouver would require an income of $160,538 to afford a townhouse there, planting them firmly in the top 1% of earners.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For Edmonton, Winnipeg, Saskatoon, Regina, St John\u2019s and Saint John, a prospective buyer of a condo apartment would need to be in the top 50% of earners to afford one. The highest income required to afford a home out of all of them is in Saskatoon, where an income of $35,518 would be able to afford a detached home. In Vancouver, on the other hand, a buyer would need to be in the top 5% of earners to afford an apartment, requiring an income of $113,213.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is important to note that income scales differently in each city. So while someone in the top 10% of earners in St. John would need an income of $41,588 to afford a home there, in <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/ottawa-on-real-estate\" target=\"_blank\">Ottawa<\/a>, someone in the top 10% would need $106,425 to afford a home there.
