Prices in many <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/blog\/crea-january-2022\/\" target=\"_blank\">major markets were high<\/a> at the beginning of the year, and quickly began declining as <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/blog\/boc-jan-2023\/\" target=\"_blank\">interest rates increased<\/a> eight times in ten months. As a result, housing prices have declined across Canada. Affordability was strained prior to all this price growth, which meant that as prices increased, buyers had to put their goals on hold or take their dollars to more affordable cities (and even provinces).&nbsp;<\/p>\n\n\n\n<p>As prospective buyers in Ontario moved to the sidelines, cities like <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/saskatoon-sk-real-estate\" target=\"_blank\">Saskatoon<\/a> and <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/st-john-s-nl-real-estate\" target=\"_blank\">St. John\u2019s<\/a> maintained steadily growing prices and peaked in July 2022 and August 2022 respectively.&nbsp;&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Read: <\/strong><a href=\"https:\/\/www.zoocasa.com\/blog\/4-tips-moving-to-new-province\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Real Estate Agent Moved to More Affordable Province, Read Her Top 4 Tips For Taking the Leap<\/strong><\/a><\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Prices Have Declined the Least in the Prairies and on the East Coast<\/h2>\n\n\n\n<p>Many of the less expensive markets across Canada had a slower climb to reach their peaks, but have also experienced softer price declines. For example, St John\u2019s January benchmark price is $316,300, which is exactly the same as the benchmark price just seven months ago in June 2022.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Read: <a href=\"https:\/\/www.zoocasa.com\/blog\/single-income-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\">Buying With a Single Income: Most Affordable and Expensive Cities in Canada<\/a><\/strong><\/li><\/ul>\n\n\n\n<p>In Prince Edward Island, the January benchmark price of $343,600 is closest to April\u2019s price of $338,100. Saskatoon\u2019s current price of $366,000 most closely resembles March 20222\u2019s $368,100. Each of <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/halifax-ns-real-estate\" target=\"_blank\">Halifax-Dartmouth<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/saint-john-nb-real-estate\" target=\"_blank\">Saint John<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/calgary-ab-real-estate\" target=\"_blank\">Calgary<\/a>, and <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/fredericton-nb-real-estate\" target=\"_blank\">Frederiction<\/a>\u2019s current benchmark prices are closest to their respective prices in February 2022.
